Lexington Avenue. <br /> <br />Background: <br /> <br />1. The Knoland Family Trust owns the parcel ofland and building at 3114 N. Lexington <br />Avenue (southeast quadrant of Lexington and County Road D). In 1993, the Trust <br />applied for and was granted a special use permit for light automobile repair. That <br />proposal involved a tenant leasing the existing building and included a five year schedule <br />to meet current design standards. With this new application, Mr. Alkali is proposing to <br />raze the existing building and build a new facility at this location. <br /> <br />2. The lot is 28,878 sq. ft. in size and is zoned B~3 General Business. In this zoning district, <br />light automotive repair would require the issuance of a special use permit. The building is <br />currently vacant and is the former site of a bicycle shop and before that a motor fuel <br />station. The north side of the site, facing County Road D, is paved out to County Road <br />D, across most of the frontage. The east property line is adjacent to existing free standing <br />garages associated with a residential apartment complex. Currently, almost the entire site <br />is paved. <br /> <br />3. As we indicated, the request is for a special use permit for light automotive repair. Mr. <br />Alkali's original request proposed to construct a 7,800 sq. ft. facility that would house his <br />Car~X Mufl1er opera~ion and an auto related tenant. In order to provide the required 5 <br />foot setback for parking along the south property line, the new proposal reduces the <br />building size to 7,300 sq. ft. The building is proposed to be constructed of color <br />impregnated rock face concrete block, which is consistent with the City1s design standards. <br />It would replace the existing building and canopy and create a landscape area in the front <br />of the building along Lexington Avenue and County Road D. Trash storage is now <br />proposed to be handled inside the building. Access to the site would occur at two <br />locations, close to the south property line from Lexington Avenue and near the east <br />property line from County Road D. These access points provide for maximum distance <br />away from the intersection of the two County roads and is consistent with County traffic <br /> <br />1 <br />
