Design and placement must be approved as part <br />of the PUD process. Individual building signage permits must be <br />applied for at a time prior to occupancy of the building. Master <br />signage structures/pylons are part of the PUD agreement <br /> <br />The Redevelopers identified herein (Target and/or Wellington) <br />may delegate to one or more affiliates various components of the <br />Redevelopment Project so that a separate entity may be formed to <br />redevelop the outlet commercial components. So long as such <br />affiliated entities are controlled by Target and/or Wellington, the <br />City will consent to any such delegation, assignment or transfer. <br /> <br />Approvals are required by the Rice Creek Watershed District and <br />the City Public \/VmiJi.,Department. <br /> <br />The City will encourage Rice Creek Watershed District to consider <br />the added improvements and reduction of impervious surfaces in <br />its determination of site water quality requirements. Innovative <br />methods such as rain gardens, in-line treatment, underground <br />chamber systems, temporary ponding within parking areas and on <br />the roof, etc. should be considered. <br /> <br />All innovative efforts should be addressed to provide the <br />maximum green space and/or use of water retention ponding as an <br />amenity. Aeration of ponding with fountains is encouraged. A <br />fenced water retention pond will not be acceptable. <br /> <br />To the extent feasible the Redeveloper will, on terms acceptable to <br />the City, maintain emergency vehicle access during all demolition <br />and construction periods. The access way will be located off <br />County Road B and Commerce Street to the Redevelopment <br />Property.
