<br />1 otherwise specified in the planned unit development agreement. In the case of corner or <br />2 double frontage lots, the front setbacks shall apply. <br />3 4. Building Height: The maximum height of buildings in the B-6 District shall be five stories or <br />4 seventy feet above grade, whichever is less. However, buildings over forty (40) feet in <br />5 height shall have front lots not less than 30 feet plus one-half) of the height of the building <br />6 and side and rear yard setbacks of not less than 10 feet plus one-fourth (1/4) of the height of <br />7 the building. <br />8 5. Landscaping: Five percent (5%) of the surface area ofland within a parking area shall be <br />9 landscaped with street trees, grass and shrubbery, or other approved ground cover. A <br />10 minimum of twenty-five percent (25%) of the surface area of each lot or set of combined lots <br />11 shall be green space consisting of landscaped area with street trees, grass, ponding, and <br />12 shrubbery, or other approved ground cover. <br />13 6. Outdoor Storage: There shall be no outdoor storage of either materials or products. (Ord. <br />14 1013,5-11-87; amd. Ord. 1085,1014-91). <br />15 7. Stormwater Ponding - All required stormwater ponding shall be provided and may utilize <br />16 new technologies such as roof gardens, piping under parking lots, etc. All above ground <br />17 ponding shall be designed as an amenity for the enjoyment of the residents and/or employees <br />18 in the community. <br />19 <br />20 D. Nonconforming Uses: Any building or use which becomes nonconforming because of the <br />21 adoption of this Section may remain. Said nonconforming building or use shall not be extended, <br />22 expanded, or intensified after the adoption of this Section except as permitted in Section 1011. <br />23 <br /> <br />24 1005.08: MOTOR VEHICLE RENTAL AND LEASING BUSINESSES: <br /> <br />25 A. Motor vehicle rental and leasing businesses as tenants in office and office service buildings may be <br />26 allowed through the issuance of a conditional use permit in the B-1B, B-2, B-3, and B-4 Zoning <br />27 Districts. In the review of such applications, it shall be determined that the storage of vehicles on <br />28 the premises shall be purely an accessory use, does not function as display or advertising and does <br />29 not alter the appearance and character of the property. <br />30 <br />31 B. Additional Conditions: In addition to other conditions that may need to be attached to these <br />32 conditional use permits to ensure compliance with the intent of this Section, motor vehicle rental <br />33 and leasing businesses shall conform to the following standards: <br />34 1. Small Vehicles: For rental and leasing businesses, a small vehicle is defined as a motor vehicle <br />35 intended primarily for passenger use and no taller than seven feet (7') in height and no longer than <br />36 twenty feet (20') in length. <br />37 2. Large Vehicles: For rental land leasing businesses, a large vehicle is defined as any motor <br />38 vehicle other than a small vehicle. <br />39 3. Parking Spaces: The number of parking spaces on site for rental vehicles shall be above and <br />40 beyond the number required by the City for employees of the rental or leasing business and for <br />41 other uses on the site or in the same building. <br />42 4. Maintenance; Cleaning: All maintenance and cleaning of vehicles, all equipment for <br />43 maintenance and cleaning of vehicles, and all trailers or other equipment or devices used for <br />44 transporting vehicles shall be completely within the principal building or completely screened <br />45 from eye level of adjacent public streets, residential areas and from other tenant spaces if the use is <br /> <br />11 <br />
