<br />1 Last Revised: December 03, 2003 (Dennis Welsch) <br />2 Attorney /staff review after first reading: <br /> <br />,2003 (Dennis Welsch) <br /> <br />3 PROPOSED <br /> <br />4 ORDINANCE NO. <br /> <br />5 AN ORDINANCE AMENDING TITLE 10, SECTIONS 1006.01 THROUGH 1006.05, <br />6 PERTAINING TO SHOPPING CENTER ZONING DISTRICTS <br /> <br />7 <br /> <br />8 THE CITY OF ROSEVILLE ORDAINS: <br /> <br />9 SECTION 1. Purpose. The Roseville City Code, Title 10, Sections 1006.01 through <br />10 1006.05, are hereby amended by clarifying and revising language and adding land use and <br />11 required dimensions charts. The purpose of this ordinance is to use updated terminology in <br />12 this section of the code, reduce repetition, and include charts for easier reference. <br /> <br />13 SECTION 2. Section 1006.01 through 1006.05 is hereby amended as follows: <br /> <br />14 1006.01: ESTABLISHMENT: <br /> <br />15 The SC District, as established herein, is designed to provide for retail sales and service facilities <br />16 of integrated design or unit within an overall plan showing all existing buildings and site <br />17 improvements on the site as of January 1, 2000, or as amended and approved by the City <br />18 thereafter. Because this district generates high traffic volumes, the district is normally located <br />19 adjacent to and is visible from federal and/or state highways, or from county roads. The SC <br />20 Shopping Center District, serving community-wide or regional shopping needs, is intended for <br />21 areas designated SC Shopping Center areas within the Comprehensive Plan. <br /> <br />22 1006.02: PLAN REQUIREMENTS: <br /> <br />23 The proposed development shall be constructed in accordance with an overall plan designed as a <br />24 single architectural unit with appropriate landscaping and shall provide for the initial <br />25 construction of either a minimum of ten thousand (10,000) square feet of floor area or a <br />26 minimum of six (6) of the uses permitted in this district. A proposed plan for the ultimate <br />27 development of the district shall be filed with the plans in applying for a building permit. Such <br />28 plans shall include proposals for adequate handling of parking, drainage, vehicular and <br />29 pedestrian traffic, landscaping, and screening so as to allow the city to determine the adequacy of <br />30 such provisions. (Ord. 1234, 12-14-1999, eff. 1-1-2000) <br />31 <br /> <br />32 1006.03: PLAN REVIEW: <br /> <br />33 Plans for the initial construction, or modifications, expansions, or extensions of previously <br />34 approved plans for buildings or structures in existence on January 1, 2000, that increase the total <br />35 square footage or building height of any building or structure by more than ten percent (10%), or <br />36 that increase the required number of public street access points or parking spaces by more than <br />37 ten percent (10%), must be submitted and reviewed as conditional uses as stated in Section 1011 <br /> <br />1 <br />
