<br /> <br />11. Ownership: The City's goal has been to maintain a mix of 70% owner <br />occupied housing and 30 % rental units. Currently Roseville has 15,200 <br />housing units of which 69.2 % (10,516) are owner occupied and 30.8% <br />(4,684) are rental housing units. For all Roseville householders, by age <br />44 over 73% own their home and that continues through age 7~ 89% <br />of the residents between 65 and 74 own their home. Based on income, <br />the majority of Roseville householders with incomes of less than <br />$50,000 tend to rent. Younger families who wish to own are generally <br />buying newer homes outside of Roseville. <br /> <br />12. Housing type: The City's goal has been to maintain a mix of 60% <br />single-family detached housing and 40% attached or multi-family <br />housing. Currently Roseville has 15,200 housing units of which 58.4 % <br />(8,870) are single family detached units and 41.6% (6,330) are multi- <br />family housing units. Most new housing developed in the future will be <br />higher density due to the limited amount of land available and the costs <br />of redevelopment. <br /> <br />13. Roseville has over 6,330 multi-family housing units with the prospect <br />of 250 new units being constructed in each of the next three years ... by <br />2006 the City could have about 7,200 multi-family housing units. <br /> <br />14. The city has over 90 multi familY housing complexes which are home to <br />over 8,810 residents. <br /> <br />15. Over 78 % of the heads of household within owner occupied multi- <br />family housing are over 45 years of age; 57 % of the headsof household <br />are over 55 years of age. Approximately 55 % of them have ived in <br />their present home since before 1970. As the average age of building <br />occupants increases, the new residents tend to be over 55 years of age. <br /> <br />16. In multi-family rental housing, 76 % of the head of households are 54 <br />years of age or less; only 23 % are over 55. This younger population is <br />an excellent target market for first time home buyer programs in <br />Roseville. <br /> <br />3 <br />
