<br />9.0 PUD STANDARDS and CONDITIONS of APPROVAL <br /> <br />The Planned Unit Development (PUD) shall also comply with the following specific <br />PUD standards: <br /> <br />9.1 General Development Standards. The certificate of survey and/or plat, site development <br />plan, landscape plan, grading and utility plan, building elevations, development schedule, <br />and final land use designations shall be part of the standards for development of the <br />Applewood Pointe of Arona PUD. <br /> <br />9.2 Uses - Permitted: Lot 1, Block 3. The permitted use of property within the PUD shall <br />be limited to the redevelopment of the site into: <br /> <br />1. A three and four story cooperative for senior housing with up to 96 units. <br />This Lot 1, Block 3 redevelopment shall be restricted to the dimensions specified <br />in the site development plan, landscape plan, building floor plan, and building <br />elevations (Exhibits B, F, H, I), and supporting documents submitted by the <br />DEVELOPER. Where not inconsistent with this PUD, the standards of the <br />underlying R-3 (General Residence District) zoning district shall apply, as stated <br />in Chapter 1004.04 of the Roseville City Code. <br /> <br />2. Future Uses or Reuses: The parcel may be reused and/or redeveloped but only <br />by written amendment of this agreement for any permitted or conditional use <br />allowed in the underlying R-3 (General Residence) zoning district in which a <br />residential use does not exceed 96 units, except that the following uses shall be <br />prohibited: all uses except multiple family housing; any use which reduces the <br />amount of available required parking or pervious area; or any use deemed by the <br />Community Development Director or designee to be substantially similar to these <br />uses based on potential noise generation, visual impact, and/or parking demands <br /> <br />9.3 Building Setbacks: Lot 1, Block 3. The minimum setback for the cooperative senior <br />housing structure (as depicted on site development plan; Exhibit B) shall be as follows: <br /> <br />North property line setback - 45 feet. <br />II South property line setback - 16 feet, deck 10 feet <br />II West property line setback - 25 feet, porches and bays 19 feet. <br />II East property line setback - 40 feet, porches and bays 35 feet. <br /> <br />9.4 Off-Street Parking Lot Setbacks: Lot 1, Block 3. The minimum setback for the off- <br />street parking lot shall be as follows: <br /> <br />III North property line setback 10 - feet. <br />II South property line setback (no on-site parking). <br />III West property line setback - (no on-site parking). <br />II East property line setback - 130 feet. <br /> <br />9.5 Building Height and Design: Lot 1, Block 3.
