However, constructing a double deep garage does not gain the necessary width <br />or storage area desired by the Beans and could not be widened on that a foot from its <br />current width. <br /> <br />5.2 Another option could be constructing a detached garage adjacent the rear of the home; <br />however, the existing single stall would have to be eliminated versus being reused as <br />proposed. <br /> <br />5.3 Section 1004.01E requires a setback to the predominant setback of existing <br />principal structures on the block or a point no closer than 40 feet from the front <br />property line. The Bean proposal to construct a 24 foot attached garage would <br />encroach 16 feet into this 40 foot front yard setback and lie 24 feet from the front <br />property line. Under current planning and development standards the 24 foot <br />depth would be a 6 foot encroachment into the required 30 foot front yard setback. <br /> <br />5.4 The side yard encroachment, as proposed, is a continuation of an existing encroachment <br />allowed when the home was originally constructed in 1941. This side yard encroachment <br />would normally be processed under a Setback Permit, but because of the front yard <br />variance, it is combined with the variance to shorten the process and provide the <br />Commission and adjacent residents with a full scope of the proposal. <br /> <br />5.5 Staff has reviewed the proposal and detennined that there are no reasonable options <br />available to the Beans, given the location and design of their current home. Specifically, <br />the garage and entry are located on the north side of the home determines the location of <br />an attached garage. <br /> <br />PF3459 - ReA 042803 - Page 3 of 6 <br />
