It is true we object to the overall size of the proposed new house. You postulate in your
rendering for approval of the variances that this proposed plan will not alter the
characteristic of the locality. It WILL alter the characteristics of the locality. According to
the Merriam Webster dictionary, locality means a "specific spot or location". Our three
streets of Judith, Terrace Drive and Centennial, in the shape of the letter "m", create a very
specific spot. The only access is via \Vestem Avenue. The plans for 420 Terrace Drive will
make it the only house of its design size in this neighborhood of primarily ramblers.

To associate this 3 block location with Owasso Hills is inherently misleading. We have no
direct intersection with Owasso Hills. All of the Owasso Hills houses are of comparable
size and architecture. They are also invisible to the eye from our locality. A buffer zone
(swamp and trees) was purposely used to separate those houses from our locality. They are
also a separate and unique area, hence the name Owasso Hills. Our rambler would be as
out of place in value-protected Owasso Hills as the proposed house at 420 Terrace Drive
will be out of place in this neighborhood. As an example, we refer you to the house at 2750
Virginia.

In addition, these lots are not that big. The overall size of the houses, when originally
planned and built, took the size of the lots into consideration and are fairly well balanced
throughout. We believe the mass of the proposed changes to 420 Terrace Drive are too big
(hence the need for variances) for the size of the lot in comparison with the rest of the
properties. It is a good looking house plan. The design, style and size however belong in
Owasso Hills.

Sincerely,

Darrell and Sandy Wondra
413 Terrace Drive
Roseville MN 55113
*******************************

651-484-3804 voice
651-484-3257 fax
612-850-4611 cell
sandy@askusinc.com
********************************

2
