<br /> <br />Minnesota <br /> <br />COMMUNITY DEVELOPMENT DEPARTMENT <br /> <br />Ms. Sylvia Siefermann <br />420 Terrace Drive <br />Roseville, MN 55113 <br /> <br />Dear Sylvia: <br /> <br />The City of Roseville Development Review Conmuttee (DRC) reviewed your application for the Rambler Redesign <br />Program on April 22, 2003~ The DRC finds that you prequalify for reimbursement of Y, of your design fees up to <br />$6,000 for the renovation work described in your application, which is an eligible expense under the program <br />guidelines. In addition, the DRC indicated that the addition fits nicely within the required setback areas <br /> <br />Per the attached application review form, work proposed and/or completed at 420 Terrace Drive, which meets the <br />criteria under the Rambler Redesign Program for reimbursement of design fees, includes the following: <br /> <br />. Enlarged/Improved kitchen <br />. Master bedroom/couples suite <br />. Second story addition <br />. Main floor fanuly/great room <br /> <br />Based upon the current plans, you are very close to the maximum lot coverage allowed. The Roseville City Code <br />requires that not more than 30 percent of your total lot be covered by permanent surfaces such as house, garage, <br />driveway, patio and sidewalk. If your lot coverage exceeds the 30 percent a variance would be required. All <br />variances require Planning Conmussion and Council approval which is a 60 day process. You and your architect <br />should work with the City Planner, Thomas Paschke (651-490-2236) to detemune if a variance will be required. <br /> <br />A signed City/homeowner agreement must be completed a retumed to me (attached) which would conul1it you to the <br />following: <br /> <br />. complete construction by <br />. attend occasional City Council Meetings (no more than two and we will give plenty of advanced notice), <br />. promote the Rambler Redesign Program (City may be interested in putting a sign in front of your house), <br />. pernut the City to publicize the home with photos, press release and/or newsletter article, <br />. hold one open house or make a video tape to display the renovated home upon completion, <br />. communicate with the City Conummity Development Deparhl1ent on an ongoing basis on the progress of the <br />home improvement, suggest key times in the constTuction process to take pictures and inform if there are any <br />problems that may delay your completion, and <br />. provide proof of payment of one-half of the architect fees with supporting invoices for work performed. <br /> <br />In addition I have forwarded a City/Architect agreement to SMR Architects for signature. <br /> <br />The City of Roseville is very excited about your project and the opportunity to assist in the quality design of your <br />renovated home.
