<br />4.0 REVIEW of REQUEST: <br /> <br />4.1 Sylvia Sieferman has submitted a proposal to construct a 500 square foot family room <br />addition and a future 400 square foot pool that exceed the impervious coverage afforded <br />the parcel. She also proposes a 90 square foot entry porch that encroaches 8.5 feet into <br />the required principal structure front yard setback. <br /> <br />4.2 The Siefemmn home was constructed in 1965 and lies on a 10,973 square foot (86 foot <br />by 127 foot) lot. The rambler has an existing foundation size of966 square feet; a <br />detached garage size of 448 square feet; driveway of 1,234 square feet; patio of 279 <br />square feet; and an 84 square foot shed, for an existing impervious coverage of 3,0 11 <br />square feet or 27.4%. <br /> <br />4.3 The proposed 22 foot by 22.6 foot (500 sq. ft.) family room would be constructed on to <br />the rear (south) side of the home, in line with the existing west building wall. The family <br />room location meets the required side yard and rear yard setbacks. In addition, Ms. <br />Siefem1an proposes to construct a front entry porch that will extend 8.5 feet into the <br />required 30 foot front yard setback. The existing home is currently set back 31. 6 feet <br />from the front property line. Ft <br />30% 27.4% 35.2% 5.2% <br />1004.02D5 <br />REQUIREMENT <br />30 foot Front Yard 31.5 feet 21.5 feet 8.5 foot <br /> <br />4.4 The Sieferman parcel is designated Low Density Residential in the Comprehensive Plan <br />and it is located in the R-l, Single Family Residence Zoning District. <br /> <br />5.0 STAFF COMMENTS/FINDINGS: <br /> <br />5.1 Section I004.01A6 reads: "M{Ltimum Total Surface Area: Including detached accessOlY <br />buildings, principal stmctures, pavement swfaces (asphalt, concrete and/or brick, stone <br />or other paver), the total i!npervious surface on a residential lot or parcel shall not <br />exceed 30% of the total lot or parcel size." The Sierferrnan parcel is 10,973 square feet <br />in size, affording 3,292 square feet of impervious coverage. The current principal <br />structure (966 sq ft.), driveway/sidewalk (1,234 sq. ft.), detached garage (448 sq. ft), <br />patio (279 sq. ft.), and shed (84 sq. ft.) occupy an estimated 3,011 square feet or 27.4~o <br />of impervious area.
