A total of 3,430 spaGCs will <br />be provided on th~ Property at full d~velopment. <br /> <br />Benshoof & ASSociates, Inc.. performed a deta1led traff1c analysIs of <br />the proposed C~ntre paiote Development (the Traffic AnalysIs). The <br />Traffic AnalysIs was submitted to the Ctty as p~rt of the Application. <br />The conclusions of tte Traffic 'nalysis, WhICh have been shared with <br />neigh~ors at a neIghbor~ood meet1ng on November 12, 1985, and with <br />C1ty staff, are that the local and regIonal roadway systeM can <br />effect1vely accommodat~ ~he type and 1ntensIty cf uses proposed for <br />the Centre POInte oevelo~ment. The followIng ara major findings from <br />the Ttaffic AnalysIs: <br /> <br />L <br /> <br />Traffic on Cleveland Avenue 1S e~pected to continue to operate <br />effect1vely after completion of the proposed Centre P01nte <br />Development. <br /> <br />A publ1C roadway pa~aIlel to CIeleland Avenue extending throughout <br />mo~t of the Property 15 froposed for the maJor1ty of the Internal <br />CIrculat10n system. Benshoof & Associales, Inc., has indicated <br />that th1S feature has tt.lce dIstInct advantag",s in that tnps from <br />one bU1ldIng on the si~e to another wIll not have to use Cleveland <br />Avenue, motorists have a choice re'larding Ingress dnd egress <br />points, and the roadway des1gn effectIvely Integlates the entire <br />development. <br /> <br />2. <br /> <br />3. <br /> <br />The existIng two-lane strip1ng on Cleveland Avenue tetween County <br />Road D and north of County Roac C-2 WIll need to be ~evi~ed in <br />order to s<lfely accommodate left turns Into the Prop('rty. The <br />Lraffic AnalysIs IndIcates that two alternatives are available <br />u;thIn the existing rtght-ot-way: a three-lane strIp1ng on <br />Cleveland Avenue between County Road D and the IntersectIon wtth <br />the 1-35W ramps and a fo~r-lane strIpIng. <br /> <br />Traff1c -ulveys conducted on the Property in September 1985 <br />IndLcate that eX1st1ng ttaff1C on Btennel Avenue InCULS ~Inlmal <br />delays 1n turn1nq onto Cleveland Avenue and that the proJected <br />post-develop~ent volume on Cleveland Avenue 15 SlmIlar to that <br />WhICh 1S presently experienced on several other roadways 1n the <br />Clty and other communldes wlth aclJacent teSldenttal land use. In <br />addlt1on, all but fOUL homes on the east slde ot Cleveland Av~nup. <br /> <br />4. <br />
