Acce$~ to the site would be V1a tnree PQints off Cle\eland <br />Avenue, one of whlch would be Opposlte County Road C2 which <br />would be vacated within the site itself. Circulat~on <br />through the s1 te is supplied by 'Spine Road", meandering <br />through the center with access to the three principal access <br />points off Cleve13nd Avenue. Thi.:: w1ll tend to move the <br />traff~c off Cleveland fivenue to with~n the site and provide <br />an attractive means of circulation wlthw the site. This <br />street would be 36 feet 1n w1dth (actua~ roadway) and wo~ld <br />be a pUblic street. <br /> <br />10. The first action requested i.s that c..f t.he approval of tne <br />amendment to the comprehensive plan, we.ioh woulrt changc from <br />the des1gnation as indicated on the cntacheo copy of the <br />comprehenslVt: plan map, to a bus1ness classiflcat1on. We <br />suggest that, as thIS development pro~eeds, addit10nal <br />u~grading of SOfue 0f tLe industrial properties t~ the E~&~. <br />south of County Road C2, will occur. <br /> <br />Subsequent to tre action on the amencimer:t of the <br />comprehensive land use plant action on the proposed rezoning <br />may be conSidered. The action proposes to rezone the entire <br />property to the B-4 distr1ct. The advantage of this <br />district is that 1 t has considerable control in the S€1').se <br />that no development can occur without the approval of a Slte <br />plan processed through a spec1al use permit. The rezonwg <br />proposed would be from the 1-2 Industrial Zone (now applIed <br />to the Garret Truck Line property), R-1 Single Pamlly, R-2, <br />and B-3 Zone (the ga~ station) to the B-~ Zone. <br /> <br />11.
