<br />2. Safety Again - Except for the periodic police squad car (running a speed trap), very few vehicles park on <br />the east side of Dale Court near its intersection with Dale Street. However, if a home were to be <br />constructed on the subdivided parcel, then street (parallel) parking might become more common and this <br />would force vehicles approaching Dale Street from further toward the center of the street. On Dale Street. <br />south-bound vehicles turn right onto Dale Court and there is not a lot of passing space if a vehicle waiting <br />to turn north onto Dale Street is nearly centered at this (Dale Court) entrance. <br /> <br />3. Principle - Granting approval to this request sets a bad precedent and opens a Pandora's Box for future <br />"slice and dice" development in this neighborhood by allowing construction on substandard lots. The <br />Roseville Community Development Department recommended the approval of a minor subdivision and a <br />lot size variance to allow for creation of a buildable parcel at 1822 Dale Court Excerpts from this approval <br />read: <br /> <br />4.6 Based on this proposal, Parcel "A" meets the minimum width (85 feet) requirement <br />and the minimum square footage (11,000 s.f.) requirements of Section 1004.016 of the <br />Roseville City Code (see attached land division sheet). Parcel "Bn - the triangle - does <br />not meet the lot size for a comer lot which must be 12,500 s.f. <br /> <br />5.3 Other lots/parcels in the neighborhood have been split in recent years. Specifically, <br />in May 1983 the City approved a lot division at 1748 AIta Vista, creating the lot at 1747 <br />Dale Street (pF 1425) and in July of 1984 the City approved a lot division at 1766 AIta <br />Vista creating the lot at 1765 Dale Street (pFI513). PF636 of 1971 created the four lots <br />at 1800, 1804 and 1808 AIta Vista and 1781 Dale Street. and PF1292 of 1981 created <br />the 6 lots at 1812, 1816, 1820, 1822 AIta Vista and the 2 vacant lots adjacent to Dale <br />Street. It is worth noting that none of the lot divisions received variances from width, <br />depth and/or lot area requirements of the RosevilJe City Code. Recent trends have been toward <br />building larger homes which is fine so long as there is some proportionality to the lot on which it will be <br />built in order to maintain the character of the neighborhood. Constructing an even moderate-sized home on <br />an undersized lot is not consistent with existing residential housing in this locality <br /> <br />For reasons of safety and maintaining some sense of housellot-size proportionality, please give serious <br />consideration to denying the subdivision request. <br /> <br />2 <br />
