<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br />Department Approval: <br />TP /DPW <br /> <br />DATE: 03/05/03 <br />ITEM NO: 6b <br />Agenda Section: <br />PUBLIC HEARINGS <br /> <br />Item Description: <br /> <br />A request by Gem Investments (Mark Casci) in cooperation with Abra Auto <br />Body & Glass for a GENERAL CONCEPT PLANNED UNIT <br />DEVELOPMENT, REZONING and PRELIMINARY PLAT to allow the <br />redevelopment 1910 County Road C (PF3448). <br /> <br />1.0 BACKGROUND: <br /> <br />1.1 Gem Investments (Mark Casci) & Abra Auto Body and Glass have requested consideration of a <br />2.8 acre mixed-use, two lot, General Concept Planned Unit Development to redevelop the <br />property at 1910 County Road C. The applicant seeks to construct an 18,000 square foot Abra <br />Auto Body & Glass facility on the front (north) portion of the parcel (business use) and a 7,200 <br />office/warehouse facility at the rear (south) of the parcel (industrial use). The existing parcel <br />would be subdivided into two lots and rezoned from the current designation ofl-I, Light <br />Industrial to Planned Unit Development with an underlying zoning of I-I, Light Industrial. <br /> <br />PROJECT REVIEW HISTORY <br />. Sketch Plan reviewed by Planning Commission on November 6, 2002 <br />. Application submitted on February 14,2003 <br />. Application determined complete on February 28,2003 <br />. 60-day review deadline on April 29, 2003. <br />. Staff Review: Approval with conditions - March 5, 2003. <br />. Planning Commission: Hearing & Recommendation - March 5, 2003. <br />. Anticipated Council Action on Concept/Preliminary Plat - March 31, 2003. <br /> <br />2.0 SUMMARY of RECOMMENDATION: <br /> <br />2.1 The preliminary plan, General Concept, and rezoning to Planned Unit Development (consisting <br />of office, warehousing, and auto painting and body repair, and limited light industrial uses) <br />with an underlying zoning of I-I, Light Industrial District with conditions is consistent with the <br />Comprehensive Plan (Planning District 10) and the Tower Place Master Plan and should be <br />approved. <br /> <br />3.0 SUGGESTED ACTION: <br /> <br />3.1 By motion, recommend approval of the request Gem Investments & Abra Auto Body and Glass <br />for preliminary plat, General Concept Plan (planned unit development), and rezoning to <br />Planned Unit Development with an underlying zoning of I -1, Light Industrial District with <br />conditions (see Section 9 for more detail).
