<br />4.10 The structure will have a primary height of 20 feet, with the portion encompassing the <br />customer service are being 25 feet in height. The structure will be 150 feet long (north to <br />south) and generally 115 feet wide (east to west). <br /> <br />4.11 Trash and recyclab1es will be contained in a fenced and screened enclosure within the secured <br />(fenced) vehicle area at the rear of the structure. The secured vehicle storage area is for only <br />those vehicles awaiting repair, which area has two access points; one on the east and one on the <br />south. <br /> <br />4.12 A preliminary landscape plan has been submitted for review and comment. The extensive plan <br />indicates the use of linden, honey locust, ash, flowering crab, lilac and spruce trees, dogwood, <br />spirea, and juniper shrubs, day lily perennials, and sod. Irrigation will be required for the full <br />site. <br /> <br />4.13 A preliminary site lighting plan has been submitted for review and comment, which plan <br />includes single and double shoebox/cut-off variety lighting standards on poles that are 32 feet <br />in height. <br /> <br />4.14 Utilities (sanitary sewer and watermain) will be provided to both structures from existing lines <br />that lie in the front yard portion ofthe subject site. Storm sewer will be provided for the site <br />and the proposal includes two designated infiltration areas to reduce particulate and storm <br />water rate, one west of the Casci development and one in the front yard of the Abra <br />development. <br /> <br />CASCI DEVELOPMENT: <br /> <br />4.15 The .76 acre Casci development will consist of an approximate 7,200 square foot single story <br />structure located at the rear of the subject site. Access to the lot will be via a perpetual shared <br />access easement over the Abra parcel that connects to the public frontage road. <br /> <br />4.16 Parking for the office/warehouse facility is provided along the east side of the site, which will <br />be the front entry to the building. Trucks will access along the same drive lane, but their access <br />to the structure is on the west side of the building, which will require the trucks to drive in for <br />loading and unloading. <br /> <br />4.17 The structure will be of similar materials to that of Abra, that are color impregnated or stained <br />on site like the Opus Gateway project. The Casci building will also use pre-finished metal and <br />anodized window and door frames. <br /> <br />4.18 The structure as proposed is 80 feet wide (north to south) and 90 feet deep (east to west), and <br />will have an approximate height of 20 feet. <br /> <br />4.19 Trash and recyclables will be contained in an independent enclosure that has a roof and access <br />gates, which structure lies in the southeast comer of the rear truck access drive. <br /> <br />PF3448 - RPCA Concept Plan - 030503 Page 3 of 6 <br />
