<br />7.6 Sharing of parking, access and any future assessment cost, must be accomplished by legal <br />document binding both lots and made part of the Planned Unit Development Agreement. <br /> <br />7.7 The Public Works Department has reviewed the submitted conceptual utility plan and has <br />determined that adequate sanitary sewer, storm water, and water main capacities exist to <br />support these two development projects. <br /> <br />7.8 The Community Development and Public Works Department's are reviewing the grading, <br />drainage, and utility plans proposed with the General Concept Plan submittal. At this date it <br />has been determined that the proposed utility plan must be revised to indicate the current <br />location of existing utilities (currently a slight error exists in the location of the existing water <br />main); inclusion of two fire hydrants necessary to meet Fire Code requirements (one adjacent <br />to the front of the Abra structure adjacent the parking lot and the second just west of the truck <br />access on the Casci site); and the extension of the water main to the west property line for <br />future looping of the water system and for equalizing pressure. <br /> <br />7.9 The Public Works Department and the Rice Creek Watershed must review and approve the <br />storm water management plan for both sites, which plan includes infiltration areas or rain water <br />gardens. <br /> <br />7.10 The submitted plans do not indicate rooftop mechanical equipment locations for either <br />structure. With that said, any mechanical unit will be required to be fully (100%) screened <br />from view at the property line or street right-of-way. Should an emergency generator be <br />contemplated, the plans must indicate the proposed location and the generator must meet all <br />applicable State decibel levels. <br /> <br />7.11 The submitted site lighting plan appears to conform to the Code, but the plan must be revised to <br />include the Casci site and any anticipated secured storage area or building wall mounted <br />lighting. <br /> <br />7.12 The Public Works Department is currently reviewing the. All plans, including the location of <br />fire hydrants and utility services connections, require the approval of the Public Works <br />Department. <br /> <br />7.13 The proposed redevelopment project will be staged with the Casci building being constructed <br />first allowing the existing facility to keep operating. Upon completion of the new building, the <br />existing structures will be razed and the remaining site work completed and construction of the <br />Abra facility undertaken. <br /> <br />7.14 All pre-existing buildings, debris, and any soil contamination must be removed from the entire <br />site prior to the issuance of the Abra building permit. <br /> <br />7.15 Signage must be an integral part of the architectural plans and sign banding and monument <br />signage locations must be designated on the building and site, and meet all size and setback <br />requirements <br /> <br />PF3448 RPCA Concept Plan - 030503 Page 5 of 6 <br />
