<br />2.7.1 There is benefit to the community to partner with the Church and the Armory as <br />part of the development of 185 N. McCarrons Blvd. to provide minimal <br />impervious surface with shared parking arrangements, to provide new housing for <br />the neighborhood residents and church members, to provide more community <br />access and use of the Armory facilities and to provide joint storm water <br />management of the parcels to maximize development and provide the best <br />possible stormwater capacity and quality of the water runoff. <br /> <br />2.7.2 There is general consensus that high density development in the most appropriate <br />reuse of the south side of 185 N. McCarrons Blvd with medium density <br />townhomes for the north side of the site. <br /> <br />2.7.3 The short and long term uses in the area should be neighborhood oriented and <br />provide public access to the ponds, McCarrons Lake, parks, trail systems and <br />service as parcels redevelop. In addition, design standards should be developed <br />for redevelopment of Rice Street parcels to provide quality community image and <br />quality building materials and architectural significance. <br /> <br />2.7.4 The faith-based community can provide additional support for the neighborhood <br />by hosting and encouraging additional housing assistance and social services. <br />More formalized programs could be developed with the assistance of the Galilee <br />Lutheran Church. <br /> <br />2.7.5 The City should consider the use of the Armory site for more neighborhood based <br />community center use. In the short term, additional partnership efforts (perhaps <br />with the Parks & Recreation Department or the Church) should be pursued for use <br />of the site.
