The parcel is located in Planning District 1 of <br />the RoseviHe Comprehensive Land Use Plan. <br /> <br />4.4 The site was originally improved in 1963 and served initially as a gas/service station. <br />Most recently the building was occupied by MGM Video. <br /> <br />5.0 REVIEW OF PROPOSAL: <br /> <br />5.1 Enterprise Leasing Company desires to occupy the building and premises at 3114 Old <br />Highway 8 to operate a small vehicle rental and leasing business. Enterprise is currently <br />located at 2025 County Road C, but this site lies within the Twin Lakes Redevelopment <br />Area and their lease was not renewed due to the pending plans by Rottlund Homes. <br /> <br />5.2 The subject property lies in the southeast comer of Old Highway 8 and County Road D <br />and adjacent to a vacant parcel ofland (south) and an office building (east). The parcel <br />has a zoning of B-3, General Business District, while the parcels to the east and south <br />have a zoning of B-2, Retail Business District. To the west across Old Highway 8 is <br />another B-3 parcel, the SuperAmerica site. The area to the north lies within New <br />Brighton. <br /> <br />5.3 The existing site and structure are beginning to show signs of aging. The parking lot is in <br />need of minor repair and seal coating, while the exterior of the building is in need of <br />"refreshing" . <br /> <br />5.4 Enterprise has indicated that they will make some general improvements to the exterior of <br />the building and will need to improve the interior for office/customer space. They have <br />also indicated that they will trim back existing trees and shrubs.
