<br /> <br />Electrical Construction <br />Light Fixtures <br />Lighting will be controlled by local controls. <br />a} landlord will provide 2' x 4' 3 lamp deep cell parabolic light <br />fixtures with electronic ballasts and T-8 energy saving lamps. <br />Fixtures shall be installed per Tenant's final plan. Fixtures will <br />be provided at a rate of one per 75 rentable square feet. <br />Please provide unit costs for adds and deducts of lighting <br />fixtures. Fixtures will be provided in a quantity sufficient to <br />achieve a minimum of 50 foot candles of maintained light at <br />the desktop in all areas although it is generally assumed that <br />the standard recited above will require more fixtures. Tenant <br />expects that the higher standard of the two will be met. <br />landlord will provide electrical distribution from panel boards <br />to junction boxes in the ceiling to accommodate plug-in <br />pigtails (manufactured wiring system). As an alternate to <br />manufactured wiring systems, junction boxes may be located <br />on a grid that will permit future installation of light fixtures at <br />any location without additional wiring. <br /> <br />(d) Lighting will be controlled by a building computerized control <br />system as well as local controls. <br /> <br />Electrical Distribution and Service <br />As part of the Base Building Shell Condition work, landlord will <br />provide an electrical distribution and service system as follows: <br /> <br />(a) Basic electrical service of 480/277 volts, 3 phase, 4 wire, 60 <br />cycles through a grounded switchboard suitable for such <br />service. The electrical service conductor and switchboard <br />will be oversized 20% to anticipate possible growth in future <br />requirements. Switchboard devices will be selectively <br />coordinated with a ground fault protection system. <br /> <br />(b) Distribution voltages will be 120/208 volts, 4 wire, 3 phase for <br />fluorescent lighting and integral horsepower motors, and <br />receptacle circuits, small motors and incandescent lighting. <br />
