A Type 2 subdivision is intended to be a more formalized process which will <br />68 <br />further develop property consistent with the provisions of this Title and may create up to <br />69 <br />3 parcels for development without significant impacts to the broader neighborhood, and <br />70 <br />which will result in a plat of the subject property. Due to the inherent simplicity of a Type <br />71 <br />2 subdivision, preliminary and final review and action may be consolidated into a single <br />72 <br />process. Type 2 subdivisions are those which: <br />73 <br />1.comprise adjustments or corrections to the boundaries of existing parcels and/or <br />74 <br />create up to 3 new ownership lots or outlots; <br />75 <br />2.do not require new or expanded streets; and <br />76 <br />3.do not require a comprehensive plan amendment, zoning amendment, or variance to <br />77 <br />comply with subdivision or zoning standards; <br />78 <br />B. If any part of a subdivision proposal fails to meet any of the requirements <br />79 <br />for Type2 subdivisions established in this Section, it shall be ineligible for Type 2 <br />80 <br />subdivision approval; such a proposal must be reviewed as a Type 1 or Type 3 <br />81 <br />subdivision as may be appropriate. <br />82 <br />C. <br />83 <br />1. Type 2A subdivisions do not create additional development parcels. <br />84 <br />a. When a survey or description of a parcel or lot has been found to be <br />85 <br />inadequate to describe the actual boundaries, approval of a corrective subdivision <br />86 <br />may be requested. <br />87 <br />b. Transfer of land area from one recorded lot or parcel to an <br />88 <br />abutting lot or parcel while preserving the total number of parcels. No parcel shall <br />89 <br />be recombined in such a way that more than one zoning designation applies to the <br />90 <br />recombined parcel; such zoning conflicts must be resolved by rezoning, which <br />91 <br />renders the proposal ineligible for Type 2 subdivision approval. <br />92 <br />c. Combining two or more abutting lots of record into a single, <br />93 <br />larger lot. Consolidation as such is different from “combining” for purposes of <br />94 <br />simplifying tax billing. No lots shall be consolidated in such a way that more than <br />95 <br />one zoning designation applies to the consolidated lot; such zoning conflicts must <br />96 <br />be resolved by rezoning, which renders the proposal ineligible for Type 2 <br />97 <br />subdivision approval. <br />98 <br />2.
