PF15-019_RPCA_Plat_090215 <br />Page 5 of 7 <br />Building Materials: The Planning Division will be seeking to establish a pallet of materials for 137 <br />the main building addition and parking deck that are consistent with regional mall development 138 <br />and most likely will allow the outlot development to meet Section 1005.01.F Materials, to afford 139 <br />a broader selection that is consistent with out-parcel developments. 140 <br />Parking Requirements: The existing PUD addressed parking in the following manner: Upon 141 <br />completion of the proposed redevelopment of the former Mervyn’s Department Store into a “life style 142 <br />center” addition and a 2550 seat theater, Rosedale Mall will contain 1,071,702 sq. ft. of gross area of 143 <br />which 896,150 sq. ft. is net leasable retail area requiring (per City Code) 4,480 spaces and the 2500 seat 144 <br />theater adds a required 833 spaces (per City Code) for a total on-site parking requirement (including the 145 <br />“amendment area”) of 5,314 parking spaces. These new requirements generally 149 <br />reduced the number of on-site parking stalls for most uses. The City Planner has estimated the 150 <br />required parking based on the current Code in the table below. This is only an estimate, as the 151 <br />City Planner still needs to confirm all sit-down restaurant square footages to be removed from 152 <br />the Plaza and Mall interior totals and then added back into the table as sit-down restaurants per 153 <br />the different requirements of Table 1019.01. Staff anticipates the Rosedale will continue to have 154 <br />an overall surplus number of parking spaces when the requirements are finalized. The table 155 <br />below includes a parking requirement range for out-parcels, since it is unknown whether they 156 <br />will be retail, restaurant, or office. The total required parking includes the higher parking 157 <br />requirement. 158
