528 RENEWABLE ENERGY EASEMENT: An easement that limits the height or location, or both, of
<br />529 permissible development on the burdened land in terms of a structure or vegetation, or both, for the
<br />530 purpose of providing access for the benefited land to wind or sunlight passing over the burdened land.
<br />531 RENEWABLE ENERGY SYSTEM: A solar energy or wind energy system. Passive systems that
<br />532 serve dual functions, such as greenhouses or windows, are not considered renewable energy systems.
<br />533 RESTAURANT, FAST FOOD: An establishment where customers are served their food from a
<br />534 counter or in a motor vehicle, mostly in disposable packages prepared to leave the premises or to be
<br />535 taken to a table or booth for consumption on the premises. Fast food can be a cafe, coffee shop, ice
<br />536 cream shop, and/or deli. Fast food restaurants may or may not serve intoxicating alcoholic beverages to
<br />537 be consumed upon the premises. Food sales shall account for over 50°/o of the gross receipts at any
<br />538 restaurant serving intoxicating alcoholic beverages. Fast food restaurants may include drive-through
<br />539 facilities, which are regulated separately.
<br />540 RESTAURANT, TRADITIONAL: An establishment in which customers are served their food in or on
<br />541 non-disposable dishes to be consumed primarily while seated at tables or booths within a building, and
<br />542 which may or may not serve intoXicating alcoholic beverages to be consumed upon the premises. Food
<br />543 sales shall account for over 50% of the gross receipts at any restaurant serving intoxicating alcoholic
<br />544 beverages. Traditional restaurants may also be a cafe, cafeteria or buffet, coffee shop, and/or deli.
<br />545 Customers may take away food, but drive-through facilities are not allowed.
<br />546 RETAIL, GENERAL AND PERSONAL SERVICES: Includes the retail sale of products and/or
<br />547 consumer services to the general public and produces minimal off-site impacts.
<br />548 REVERSE CORNER: See lot, reverse corner.
<br />549 RIGHT-OF-WAY: The words "right-of-way" shall include any street, alley, boulevard, parkway,
<br />550 highway, or other public thoroughfare.
<br />551 ROOF PITCH: The iinal exterior slope of a building roof typically but not exclusively expressed as a
<br />552 ratio of the distance, in inches, of vertical "rise" to the distance, in inches, of horizontal "run," such as
<br />553 3:12, 9:12, 12:12.
<br />554 ROOM: A partitioned part of the inside of a building. For the purpose of this definition, partition shall
<br />555 mean something that divides interior space, especially an interior dividing wall. A wall is one of the
<br />556 sides of a room or building connecting floor and ceiling and may also include anything which encloses
<br />557 or separates space. A partition or wall which intrudes into the space by more than one-third of the least
<br />558 dimension of an existing room may be regarded as creating an additional separate room. The
<br />559 partitioned space shall be considered as a room if privacy is implied; light and ventilation are affected;
<br />560 or a bedroom through a bedroom, bathroom through a bedroom, or bedroom through a bathroom
<br />561 situation is created.
<br />562 ROOMER: A person living in a dwelling unit who is other than part of the family because of blood,
<br />563 marriage, or legal adoption, and is other than a foster child.
<br />564 ROWHOUSE: See townhouse.
<br />565 SALVAGE YARD: See junkyard.
<br />566 SCHOOLS, ELEMENTARY OR SECONDARY: Public or private schools which provide an
<br />567 educational program for one or more grades between kindergarten and grade 12 and which are
<br />568 commonly known as elementary schools, grade schools, middle schools, junior high schools, or high
<br />569 schools.
<br />570 SCREENING: A hedge, wall, or fence to provide a visual separator and physical barrier not less than 4
<br />571 feet nor more than 6 feet in height, unless otherwise provided for in this ordinance.
<br />572 SEASONAL SALES, OUTDOOR: Outdoor seasonal retail sales, where permitted, including but not
<br />573 limited to the seasonal sale of Christmas trees, plants, flowers, vegetables and related products
<br />574 available on a seasonal basis.
