577 SENIOR HOUSING: A residentia] complex containing multifamily dwellings designed for and
<br />578 principally occupied by senior citizens. Such facilities may include a congregate meals program in a
<br />579 common dining area, but exclude institutional care such as medical or nursing care and are
<br />580 distinguished from assisted living or nursing homes.
<br />581 SERVICES, PERSONAL: See retail, general.
<br />582 SETBACK: The minimum distance by which any building or structure must be separated from a street
<br />583 right-of-way, ]ot line, ar ordinary high water level. Also known as "required yard."
<br />584 SETBACK, FRONT: The minimum distance by which any building or structure must be separated
<br />585 from the front lot line.
<br />586 SETBACK, REAR: The minimum distance by which any building or structure must be separated from
<br />587 the rear lot line. In the case of an irregular, triangular or gore-shaped lot, a line 10 feet in length
<br />588 entirely within the lot, parallel to and most distant from the front lot line shall be considered to be the
<br />589 rear lot line for the purpose of determining the rear yard setback.
<br />590 SETBACK, SIDE: The minimum distance by which any building or structure must be separated from
<br />591 the side lot line.
<br />592 SHRUB: A low, usually several stemmed, woody plant.
<br />593 SIDEWALK: The portion of the street between the curb line and the adjacent property line intended
<br />594 for the use of pedestrians.
<br />595 SIGN: A name, identification, description, display, illustration, or device which is affixed, painted, or
<br />596 represented directly or indirectly upon the outside of a building, structure, or piece of land and which
<br />597 directs attention to an object, product, place, activity, person, institution, organization, or business. A
<br />598 sign shall be considered as a structure or a part of a structure for the purpose of applying yard and
<br />599 height regulations. Official court or public notices, or any flag, emblem, or insignia of a nation,
<br />600 political unit, school, or religious group, shall not be considered a sign under this ordinance. See
<br />601 Section 1010.02 for additional sign definitions.
<br />602 SITE: A lot or group of adjacent lots intended, designated, or approved to function as an integrated
<br />603 unit, that is proposed for development in accord with the provisions of this Code and is in a single
<br />604 ownership or has multiple owners, all of whom execute a joint application for development.
<br />605 SPORTS CLUB: See health club.
<br />606 SOLAR ACCESS: A view of the sun, from any point on the collector surface, that is not obscured by
<br />607 any vegetation, building, or object located on parcels of land other than the parcel upon which the solar
<br />608 collector is located, between the hours of 9:00 AM and 3:00 PM Standard time on any day of the year.
<br />609 SOLAR COLLECTOR: A device, structure or a part of a device or structure for which the primary
<br />610 purpose is to transform solar radiant energy into thermal, mechanical, chemical, or electrical energy.
<br />611 SOLAR COLLECTOR SURFACE: Any part of a solar collector that absorbs solar energy for use in
<br />612 the collector's energy transformation process. Collector surface does not include frames, supports and
<br />613 mounting hardware.
<br />614 SOLAR DAYLIGHTING: A device specifically designed to capture and redirect the visible portion of
<br />615 the solar spectrum, while controlling the infrared portion, for use in illuminating interior building
<br />616 spaces in lieu of artificial lighting.
<br />617 SOLAR ENERGY: Radiant energy received from the sun that can be collected in the form of heat or
<br />618 light by a solar collector.
<br />619 SOLAR ENERGY DEVICE: A system or series of inechanisms designed primarily to provide heating,
<br />620 to provide cooling, to produce electrical power, to produce mechanical power, to provide solar
<br />621 daylighting or to provide any combination of the foregoing by means of collecting and transferring
<br />622 solar generated energy into such uses either by active or passive means. Such systems may also have
<br />623 the capability of storing such energy for future utilization. Passive solar systems shall clearly be
<br />624 designed as a solar energy device such as a trombe wall and not merely a part of a normal structure
<br />625 such as a window.
