1007 <br />1008 <br />1009 <br />b. A smaller tree can be considered a herita�e tree if: <br />i. A degreed forester or certified arborist determines it is a rare or unusual species <br />or of exceutional quality, or <br />1010 ii. If it is specificallv used bv a develouer as a focal point in a development proiect, <br />1011 and the Community Development Department concurs with the designation given <br />1012 the tree's location, species, and/or likelihood to become a prominent feature of the <br />1013 development. <br />1014 2. Significant Trees: <br />1015 a. All deciduous trees with DBH measurements of twelve (12) inches or greater, but less <br />1016 than twenty-seven (27) inches. <br />1017 b. All coniferous trees that are twenty-five (25) feet tall or greater, but less than fifty (50) <br />1018 feet in hei�ht. <br />1019 3. Common Trees: <br />1020 a. All deciduous trees with DBH measurements of six (6) inches or greater, but less than <br />1021 twelve (12) inches. <br />1022 <br />1023 <br />b. All coniferous trees that are twelve (121 feet tall or <br />(25) feet in hei�ht. <br />but less than twentv-five <br />1024 4. Exempt: <br />1025 In lieu of one of the above classifications, an inventoried tree mav be classified as <br />1026 "Exempt" if a degreed forester or certified arborist certifies that one or more of the <br />1027 followin� conditions are met: <br />1028 <br />1029 <br />1030 <br />1031 <br />1032 <br />a. The tree is identified as an Invasive Species and must be removed. <br />b. The tree suffers from a maior insect or patholo�ical problem that cannot be resolved; <br />c. The tree is experiencing extensive decay or hollow; or <br />d. The tree has suffered damage or is in poor condition such that it has a life expectancv <br />of less than ten (10) years. <br />1033 e. The tree must be removed to accommodate the installation of public streets, utilities, <br />1034 or storm water ponding areas. Trees classified as exempt based only on this condition <br />1035 shall be clearlv identified on plan sets and within the required matrix. <br />1036 F. Incentive Multipliers <br />1037 To incentivize the protection and preservation of the most important trees within the <br />1038 community, the following incentive multipliers are to be used against the net preservation or <br />1039 loss shown on a tree preservation plan as required in Section 1011.04(G): <br />1040 1. <br />1041 2. <br />1042 3. <br />Heritage Trees: 2.0 <br />Si�nificant Trees: 1.0 <br />Common Trees: 0.5 <br />1043 G. Tree Preservation Plan Set Required <br />1044 At ihe time of application for preliminary plat, �rading permit, demolition permit or building <br />1045 permit which includes the demolition of a principal structure; a tree preservation plan <br />1046 meeting the following requirements, or a simplified plan set as outlined in 1011.04(H), shall <br />
