We have reviewed the revised preliminary plat for the Heatherwood Additi�n to � <br />Roseville submitted by the BanCon people. We suggest that the revision to the f�'> <br />;, <br />2. <br />3. <br />northerly pa�t of the plat provides an excellent visual and physical access to the '' <br />t; <br />vi I lage pnrk �aronerty. �, <br />The plat now corisists of 95 lots, compared to the 94 lots in the original F>roposal <br />Lot 1, of Block 2(west sidc; of the Farmington cul-de-sac) could be a betl�er lat �`; <br />if it were slightly larger. The depth of this lot f'rom Farmington Circle to 6rooks �� <br />Avenue might be increased slightly in the process of preparing the final plat by � <br />� <br />odjusting the lots slight�y to the west on the north side of Broolcs Avenue nnd <br />adjustment of the curb toward the west. ��: <br />�� <br />You will note that the north half of Brooks Avenue, cantiguaus to the park is �"Y�' <br />to be constructed on park property. This is, of caurse, the usual custom and <br />is pei-Fectly airight excePt that in this case there is an easement with a gas line ' <br />construct�d within the easement along the south line. (f the ges line is dee�p enough,� }� <br />and far enough fram the south line of t'�e park property, thers may be no problem ';:j ,} � <br />However, consideroble expense may be saved by maving this street to the south so �_� ° <br />as to avoid the possible replacement of the gas line. Obviously, it would be import� '�` <br />ant to determi ne the locati o�n and the depth of the gas I i ne pri or to engi neering the "� <br />exact location o�' the stre�t.
