Such on ordinance should <br />contnin the following: general provisions (en�orcement, admir�istrative pro- <br />cedures, etc.), prelimina�y plan requirement, finai plat requi�ements, <br />design stanclards, public land requirements, r�quired improvements, and <br />enginee�ing standards and specifications. <br />Some of the requirements of subdiv�sion �egulations deal with the size of <br />lots, ien�tl� and design of streets, place���ent o� utility ea5ements, d�dication <br />of a certain percentag� of the original raw IanU for public purposes, street <br />�aming and numoering, and due consiJeration �or and recognition of the <br />development of adjacent parcels of lanc�. Probably one of the mare important <br />provisions which should be included in such an ordinance are the provisions <br />For variance from fil�e strict applicotion o� the regulations so as fio al�ow <br />a necessary degree of reasonable flexi!�iliiy and imaginative site d�si�n <br />within the intent and purpose of fhe zoning and subdivision regulations� <br />The subdivision regvlations when properly applied can eliminate the con- <br />gestion of improperly designed streets anU alleviaie the probiems of over- <br />crowding by establishing adequate design of individual lots and open spaces. <br />2; <br />
