We agreed that providing new curbing <br />for the island contiguous to tlie street right-af-way at the office area, <br />and the driveway to the left, would bring a portion of the parking area <br />up to code, and would be consistent with the small office addition tlley <br />are proposing (in terms of bra.nging the parking area curbing reauirements <br />in co�lformance witli a portion of the building to Ue expanded) . They agreed <br />to the curbing construction so as to make the entrance more desiraUle and <br />compatible, but their request for variance is to be under consideration by <br />the Planning Commission on April 3rd. <br />14) Howe - 484-3244. Gordie Howe, realtor, has succeeded in putting togetlier <br />tlle long narrow strip of property at the northwest corner of Highway 36 <br />and Rice Street, with the westerly portion of the land owned by County <br />Kitchen (Carlson Companies). He brought with him Bob Peifer, and Larry <br />Page, of Page and Ziebarth, architects. They showed us a preliminary plan <br />for the development af a 48-unit apartment structure in accordance with the <br />R-6 zoning which now applies to the Country Kitcllen property. The plan <br />appears to be we11 done, except that the height of the units would appear <br />to inhiUit the view of the single-family residences to the north, fronting <br />on t�linnesota Avenue. tiVe discussed the relative site clevations, for the <br />residences and the subject property to tlie south. They are going to consider <br />revisions to solve this problem. We also discussed what appears to be excess <br />right-of-way off TH 3G, jus� to tlie south of their property. We suggested <br />tlley contact MN/DOT to ascertain whether or not portions of this property <br />might be released. If not, l�nsiderable�distancedbetween�the southcpart ofr�her <br />to the soutli Uecause of the co <br />their property and the roadway on Tfi 36. <br />For a period of some ten years, the City }ias been encouraging tllese two <br />property owners to get togetller, so as to rnake Uotli af them a more desirable <br />site. Happily, it appears this has finally happened, and sliould result in a <br />far more successful solution than could have been accomplished �iLtll either <br />property inciividually. <br />LVe also noted tlie land use plan indicates busi�tess development for the <br />immediate corner of Rice Street aiid TH 3G. tiVe suggested it miglit be <br />feasiUle to put a small office building on this corner (in accordance <br />witli tlie Comprellensive Plan) but, tllat tliey should be careful so as to <br />not adversely affect ttie entrance to their residential area, which comes <br />off of Rice Street just south of the Country Kitchen. <br />15) PdcGarve - 636-5558. Norman hlcGarve is the head of the Minnesota School <br />Administrators Association, wllose of£ices are now located at tlie Fairview <br />Community Center in Roseville. Tl�ey l�ave a staff of four, and are looking <br />for the possibility of building a 10,000 sc�. ft. structure on the site, <br />wllich tliey would own and operate as an investment for tlie Association. <br />We discussed possible sites i�l Roseville, noting that sucll a small-scale <br />development may not constitute a considerable casll �low, particularly <br />
