We suggested they contact realtors, builders, and accountants <br />to seek further financial advice relating to this investment concept. <br />We noted that should they desire to proceed that they wo�zld certainly <br />be welcome in Roseville. We discussed a few locations, which there are <br />not many, for sucli a small scale development. <br />16) Anderson - 866-2555. Ron Anderson, Doug McClair, and Chaa Brinel, were <br />in to discuss their desire to locate a self-service car wash on <br />approxima�ely a one-half acre site in Roseville. The site they are <br />looking at is just soutliwesterly of Cliester's Restaurant on Old Highway 8. <br />This land is zoned B-1, and is contiguous to the townliouse projects to the <br />soutliwest of their site. We noted that tlie zoning is not appropriate for <br />their use at this location, and could well constitute a problem for a <br />rezoning due to tlie existing zone, and surr�undi.ng land uses. We discussed <br />other locations in the City, and general zoning and developme�it requirements. <br />17) Ruan - 633-2584. Rob Hagstad, Manager for Ruan Leasing Company, located <br />at tlie soutlieast corner of Long Lake Road and County Road C have had their <br />property listed for sale witli Tllorpe Realty. They are now considering selling <br />to 1-lers}iback, who are irregular route carriers. Such a carrier contracts for <br />� haulage, but does not operate a trucking terminal as sucli: Tlie buildirig was <br />built about 1950, and needs work. We discussed the zoning district and the <br />City's desire to have the land more iiitensely and attractively developed. <br />lVe noted the leasing operation could continue as a�ionconforming use, Uut <br />tllat trucking per se �aas not t}�e same use. <br />18) McGurra�l - Kelly McGurran lives at 2839 Dlarion Street, and desires to expand <br />his single-family garage from 13' S" to 21'. This expansion would place his <br />�arage witliin 7' 7" of liis side lot line, w}lere a 10' setback is required. <br />t-le h�s the approval of all his neighbors except th� contiguous neighbor to <br />the soutli, who lie says is elderly and lives l�alf tlle year in Arizona. Iie <br />could legally make the garage 18' 9", but obviously, a double garage less <br />thzn 21' is unusual. FVe suggested he try again to get ]lis neiglibor's permission <br />so tlle variance can b� prucessed as a minor variance, We discussecl, however, <br />tlie possibility oiE }�im al�plying for a variance to the Planning Commission in <br />the event tlie required affec��d property o�Jner's permission cannot be obtained. <br />19) Conuners - 690-5551. Dan Commers and Paul Klodt liave put together tl�e three <br />parcels of land sout}i and tivest of Vertimag Building, which was developed by <br />A9�M Development Company (I,eonard Vanasse), tivlio }tas since gone bankrupt. The <br />total acreage is 6.81, �J�11C}1 includes tl�e long, narraw strip owned by Marrabella. <br />This strip is 68' �vide and 1/4 mile long. They propose to se11 the northerly <br />2/5 of tliis to Vertimag so as to expand tlieir parking. They propose to construct <br />a building oii tlie remai.ning land, witl�out builditig tlie cul-de-sac which has been <br />previously proposed by Leonard Vanasse, anci has already Ueen considered by tlle <br />City as the ultimate solution to tlie development of tliis land. Directly to the <br />• east is a parcel o�vned by Rilim, wliich consists of 8.82 acr�s. Tliis parcel, too, <br />is 1/4 mile deep, witll a froritage of 288 feet on County Road C. <br />
