Norman Brodie informed us that he and a group of others <br />have agreed to purcliase tlie Last Frontier site, and propose to construct a <br />33,000 sq. ft. retail structure on tlie site. T}�e preliminary plan for this <br />building sliows 149 parking spaces, wherein 1G5 are rec{uired. Provisions in <br />tlte plan were made for tlle realignment of the service road as proposed by the <br />City and State relevant to the State's future renovation of Snelling Avenue. <br />However, tlie required GO' right-of-way was not delineated, and thus, there <br />�aill l�ave to be some adjustments to tlie site �lan. We discussed development <br />requirements, and suggested that a more detailed plan prepa�ed by tlle <br />arGhitec� fox the building should be suUmitted. �Ve recommended that the <br />proper parking sllould Ue provided (retail needs 5 spaces per 1,000), and that <br />tlie building must be fi�iis}ied on all four sides inasmuch as t}iere is a new <br />office building directly to the west, a�ld a clinic to tlie nortil.
