� <br />• April 24, 1984 <br />-4- <br />C� <br />11) Klodt - Paul Klodt and Roger Roara were in to discuss the plans for the development <br />of a cul-de-sac and construction of anotller structure south of the existing <br />Vertimag building, north of County Road C, just east of the City's tvest boundary. <br />They propose to construct the cul-de-sac as a public improvement; but as oi yet, <br />have not been able to acquire tlie Marabella land for this purpose. David <br />Drown reviewed witli tiiem the City's policies and conclusions tlius far regarding <br />the cul-de-sac. We suggested that rat}ier than l�ave the City attempt to condemn <br />the land tliat they acquire it�for as reasonable a price as they can, and that the <br />City would then purcl�ase their portion of the land for the cul-de-sac and put it <br />into the project. We determined th at this met}iod would be less costly than the <br />City proceeding with condemnation. Klodt }las offered Marabella $175,000, and <br />69arabella wants $224,000. The northerly half of tlte P9araUella land �vill Ue <br />proposed to Ue sold to Vertimag at $1.64 per sauare ioot. Tliis provides <br />additional parking for Vertimag Wj11C�1 is very important to tliem. Vertimag <br />agrees to paying their por�ion of assessments for tlie cul-de-sac which will <br />provide them for a permanent sewer }�ook-up and dir�ct access to a public street. <br />Vertimag tlien gives up tl�cir easement on tlie west side of the property tihat now <br />provides tllem access to County Road C to tlie soutli. Paul Klodt, wlio is a developer <br />from tlie �aest side of tlie t�ain cities, is much interested in Roseville. }�e is <br />going to pursue acquisition of the A9arabella land, witl� application to the <br />Planning Commission being considered for possibly tlie June meeting. David <br />Drown also reviewed the drainage requirement, suggesting they hire an engineer <br />to define the requirements in accordance with Rice Creek Watershed District. <br />• prior to submission to tiie City ior plat�ting and public improveinent consideration. <br />It appears tllese people are trying hard to put tliis rat}ier complex proposal <br />together. As you will recall, it w,1s thc intent of rt£;T1 Development Company to <br />accomplish this; and in fuct, was the basis for allowing for the construction of <br />the Vertimag building with its long, private acc�ss to County Road C as an <br />interim solution. <br />� <br />
