• <br />October 10, 1983 <br />-2- <br />5. Melquist - 488-7640. Dave Melquist has property on the west side of <br />Ruggles Street, wherein a redivision of the land would allow the <br />creation of two 82' lots on 163' of frontage on Ruggles. I�t appeared <br />this division would be appropriate for the are a, if he chooses to proceed. <br />6. Buckles - 633-3045. Lloyd Buckles is a realtor looking for a 10-acre <br />site for relocation of Brown Institute, now located between 31st an d 32nd <br />Street on east Lake Street in Minneapolis. They are contemplating a <br />68,000 sq. ft� building. It would appear to qualify as a special use in <br />R-1 zone. He inquired about a possible locatian at the northwest corner <br />of County Road C-2 and Cleveland Avenu�. This land is shown in the <br />Comprehensive Plan as medium-density housing, and the land is zoned R-la <br />There are existing residences, as you know, on the east side of Raymond, <br />which extend north of a contiguoizs property to the east side of 35W. We <br />suggested tha�t if several houses could be puxchased as a p art of this <br />package, that a well-planned campus on a 10-acre site might be appropriate <br />for this are a. Th� site faces industrial to the south across C-2, and <br />this use may well make an appropriate transition to fu�the r medium-density <br />development to the north, on the west side of Clevelan d Avenue. WE <br />suggested he keep in touch as preliminary plans develop, if they <br />proceed with consideration of the site. <br />7. Fel].ing - 544-1561. Jackie Felling lives at 1367 West Roselati�n, and <br />would like to build a 12' garage addition on their 66' lot. We reviewed <br />• ordinance requirements and minor variance procedures to allow the 12' <br />addition to the existing 20' x 24' garage structure. The existing <br />garage is 4.5' from the property line. <br />� <br />8. Wilmus - 633-5701. John Wilmus was in to inquire about th.e possible <br />expansion of Nino's at 2500 Cleveland Avenue. We rev�.ewe�i current <br />ordinance requirements pertinent to a potential expansion of the <br />building and/or p arkin g on the site. <br />9. Maivurm - 483-1200. Mre Maivurm has property at 17F6 Alta Vista, and <br />proposes to divide his lot, which is 370' deep and has a width of 60' <br />on Dale Street. David Drown informed him of various ways in which water <br />and sewer could be servic�d to the property, emphasizing the desirability <br />of providin g gravity service for the sewer alorig Dale Street in conjunction <br />with other property owners that have or are in th� process of dividing <br />their land. An alte rn ate m�thod is to e xtend sew�r service lines for each <br />house westerly up to Alta Vista, with lift pumps being provided for each <br />residence. Dave suggests th at the costs may be about the same, but tha.t <br />the problems of maintenanc� on the lift pump system would be considerable. <br />10. Mueller - 631-1454. Art Mueller was in to discuss platting procedure for <br />his property (PUD west of Gluek Lane). We reviewed the proposed staging <br />and methods of filing final plats accordingly, providing for dedication <br />of public right-of-way, easements, and spPcific building lot pads for each <br />structure in the various phases. The intent is to retain a portion af the <br />land as outlots for the latter stages, so as to avoid �eparate and higher <br />taxes for the sep ar�te lots for the latte r stages. David Drown emphasized <br />that the final drainage solution would h ave to be designed prior to filing <br />of any final plat. <br />
