•
ROSEVILLE PLANNTNG OFFICE HOURS 7/17/91
2
6) All other storage will be within the existing cyclone-
fenced area to the south and west of the building. This fence
will be made substantially opaque by adding opaque slats
within the fence, by replacing the fence with an opaque
material, by adding signigicant landscaping, or a combination
of these. The fence will be brought ino, and maintained in,
an attractive condition. Specifically, the fence in the rear
of the building (facing west) will be straightened and the
existing plant materials will be trimmed or removed. The
fence will completely screen the view of all materials inside,
except at the access gate on the east side facing Rice Street.
Mr. Rice will make application for a Special Use Permit for the
outside storage, to be accompanied by a site drawing illustrating
the above points. Such application will st.11 need to be reviewed
by City staff for completeness and compliance with City Code and
our understanding of conditions on site, followed by Planning
Commission and City Council action.
2. Ted Brausen, Amoco
Elliott Anderson,
Ron YCel.er, Keller
(4s$—ssoo
Elliott Archts. (715/386-8303)
Construction (436-8856)
Mr. Brausen wants to remodel and expand hi site at County Road B
and Dale Street. The proposal is to add a car wash bay to the
existing Amoco station building on the corner site and to add a
canopy over the existing gas pumps. The building on the lot
immediately north of the Amoco station, wh.ch currently houses
Carbone's restaurant, would be remodelled to add five auto service
bays, moving Carbone's to the north partion of the building.
There are several issues complicating the project. First, there
are private easements on the east and north sides of the property
and Mr. Brausen did not have clear indication of who owned the
underlying property. Bilding and parking setbacks would be
affected depending on whether the easement is nn his property or
the neighboring property to he east. Parking would encroach on
the easement at the north end of the site as shon on the plan.
The numbex of parking spaces is also an issue. We calculated a
minimum of 33 spaces needed, based on the square footage of the
uses shown and the number of service bays proposed. Only 28 spaces
were provided on the plans. The parking requirement may be even
higher, depending on the amaunt of seating in Carbone's, which Mr.
Brausen did not have available. The parking was calculated
accoding to Zoning Code standards based on the followinq
assumptions:
