This fence <br />will be made substantially opaque by adding opaque slats <br />within the fence, by replacing the fence with an opaque <br />material, by adding signigicant landscaping, or a combination <br />of these. The fence will be brought in�o, and maintained in, <br />an attractive condition. Specifically, the fence in the rear <br />of the building (facing west) will be straightened and the <br />existing plant materials will be trimmed or removed. The <br />fence will completely screen the view of all materials inside, <br />except at the access gate on the east side facing Rice Street. <br />Mr. Rice will make application for a Special Use Permit for the <br />outside storage, to be accompanied by a site drawing illustrating <br />the above points. Such application will st�.11 need to be reviewed <br />by City staff for completeness and compliance with City Code and <br />our understanding of conditions on site, followed by Planning <br />Commission and City Council action. <br />2. (715/386-8303) <br />Construction (436-8856) <br />� Mr. Brausen wants to remodel and expand hi� site at County Road B <br />and Dale Street. The proposal is to add a car wash bay to the <br />existing Amoco station building on the corner site and to add a <br />canopy over the existing gas pumps. The building on the lot <br />immediately north of the Amoco station, wh�.ch currently houses <br />Carbone's restaurant, would be remodelled to add five auto service <br />bays, moving Carbone's to the north partion of the building. <br />There are several issues complicating the project. First, there <br />are private easements on the east and north sides of the property <br />and Mr. Brausen did not have clear indication of who owned the <br />underlying propert�y. B�ilding and parking setbacks would be <br />affected depending on whether the easement is nn his property or <br />the neighboring property to �he east. Parking would encroach on <br />the easement at the north end of the site as sho�n on the plan. <br />The numbex of parking spaces is also an issue. We calculated a <br />minimum of 33 spaces needed, based on the squar�e footage of the <br />uses shown and the number of service bays proposed. Only 28 spaces <br />were provided on the plans. The parking requirement may be even <br />higher, depending on the amaunt of seating in Carbone's, which Mr. <br />Brausen did not have available. The parking was calculated <br />acco�ding to Zoning Code standards based on the followinq <br />assumptions: <br />� <br />
