This is a large parcel, <br />but they want to build one house. We suggested they buil.d it <br />on one side of the lot or the other, so that i� could be <br />divided in the future should they so decide. <br />The Engineering Section Maps showed the southerly boundary of <br />the site to be proper�y owned by the City, providing access to <br />the lake for drainage facilities coming down from the park <br />under north McCarron's Boulevard. <br />9. Johnson, 484-2944 <br />Beth Johnson lives at 226 Minnesota S�reet, and was in to <br />ciiscuss the potential division of her land and that of a <br />n�ighbor at 218 Minnesota Street, so as to create a 75 faot �ot <br />on the sou�h end of their two combined properties. We noted <br />that her property alone would not be adquate for this purpose. <br />Across the street, there is a previously divided 75 foot lot <br />similar to that proposed here. <br />10. �ons, 291-6345 <br />Karen Lyons and Toni Mooney are looking for a new hame site in <br />Roseville. They are corasidering the possibil�t3.es of a <br />duplex, �nd have be�n looking a� the northwes�k corner of Waod- <br />hill and F�rnwood. Mr. Hon�hell sugg�st�d tk�ey get soil <br />tests, imasmuch as it appears that this lat and the one to tlae <br />west have soil and high water table problems, <br />we discusseci the City's crit��ia for location of duplex�s, and <br />procedures for d����:lopm�nt of such unit� and single family <br />t�om�� in the City. <br />11. We had revi@wed <br />prelimina�y dev�:lopment plans previously, and were naw <br />presented with some more detaileci plans. We sugqest�d that <br />consider�ble emphasis b� pla��d on lanc�scaping and sel�ctiofl <br />of building material�, so as to enhance the appearance of the <br />structu�es without aclding great expens�. <br />we also noted the importance of the east side of the sits, <br />which runs toward the service road contig�ous to �he west side <br />of 35W. We suggest�el there be a 25 foot setback along this <br />side, so �s to provid� morc: adequate space for landsea�in� �a <br />as to screen the large truck manuvering area on the west side <br />of th� strutures. This land is zor�ed B-4, anc� requir�s a <br />special use permit far site p1.an approval. <br />
