This increases the car <br />capacity for the residents to about an additional fifty <br />spaces. We also suggested that these car parks and <br />additional roadways be more carefully delineated, indicating <br />exactly where new curbs are to be built and where the <br />existing roadway will remain. <br />13. Banet, 871-5615 <br />Reed Banet and Steve Erickson (architect with <br />office) were in to discuss adjustments to the <br />as relates to their proposed new shopping center <br />side of Lexington, and the revisions to <br />arrangements on the east side of Lexington. <br />Paul Pink's <br />right-of-way <br />on the west <br />the parking <br />We reviewed the right-of-way dedication requirements as <br />relates to the County's system plan, noting that sixteen and <br />one-half feet will be required on the west side of <br />Lexington. We suggested that this right-of-way be <br />dedicated, and that a variance then be issued to provide <br />parking up to this new right-of-way. This would allow for <br />the development of the property in a reasonable fashion, <br />similar to the preliminary plans proposed. <br />On the east side of Lexington, Mr. Honchell suggested that a <br />� dedication of at least an additional seven feet would be <br />appropriate, and a variance up to that line. This will <br />provide some space for planting, which does not now exist. <br />The revised parking arrangement will provide approximately <br />twenty-five additional cars over what is in the current <br />layout. Mr. Honchell suggested that a dedication of sixteen <br />and one-half feet would be devastating to the center, and <br />result in substantial parking loss that would create a very <br />serious problem. <br />The sixteen and one-half foot dedication and variance to <br />that line is the same solution that was arrived at with <br />respect to the Texaco site at the northwest corner of <br />Lexington and Larpenteur. Mr. 3anet noted that First <br />Minnesota Federal c3r�es not have a contract to park on the <br />parking area now located northerly of their structure on the <br />west side of Lexington. Mr. Banet is going to review the <br />dedication proposal with the owners of the property and get <br />back to the City regarding application for the appropriate <br />variances for the development of the new center, and the <br />redeveloped parking lot to the east. 7t was noted that the <br />right-of-way for Ione Street has previously been vacated. <br />14. Linder, 489-7965 <br />Henry Linder lives at 691 West Larpenteur, on property owned <br />� by his father. The property has a set of greenhouses and a <br />two car garage, which Henry Linder has been using as a <br />cabinet shop. <br />
