Stout, 772-3467 <br />Chuck Stout is with Realty World, and is inquiring about <br />splitting the duplex lot at 1612 and 1614 Skillman Avenue. <br />The owner is Douglas Mitch, who resides at 1649 Ridgewood <br />Lane (to the south). We checked the records, and found that <br />the lot is already split, thus allowing for the separate <br />sale of each living unit in the duplex. <br />In response to our question, Chuck noted that Realty World <br />is the largest national real estate system, with 2,300 <br />offices. He said that Century 21 is next in size, then <br />E.R.A., and REMAX. <br />2. Davis, 332-1234 <br />Ted Davis and Mike Thompson, architect, were in to discuss <br />proposed revisions to their Ebenezer Senior Citizen's pro- <br />ject on the old Carbonni site on Hamline Avenue. <br />The original proposal was a stick built (wood frame) on top <br />of a masonry garage, built three stories high, thus spread- <br />� ing out on the site considerably. They noted that their <br />major investor was concerned about the project being too <br />spread out, requiring considerable walking on the part of <br />the elderly occupants. Tk�ey, therefore, proposed to consol- <br />idate the buildings near the center of the site, and raise <br />the level to more than three stories. The �tructures are <br />now proposed to be entirely masonry, rather than wood <br />f rame. This change would increase the setback on the south <br />side from seventy feet (to the nearest single family lot) to <br />one hundred and twenty-five feet. On the west sic�e, the <br />setback would be increased from thirty feet (near the park) <br />to one hundred and fifty-five feet. <br />The parking ratio wauld stay approximately the same, at one <br />space per unit. Total number of units would change from 212 <br />to 215. <br />These changes are substantial enough to require amending the <br />Planned Unit Development. They are, there�ore, filing the <br />appropriate plans, which we reviewed, for this purpose. <br />Prior to the Planning Commission hearing, they will have a <br />meeting with the neighbors to inform them �f the proposed <br />changes. <br />This change results in a higher quality dev�lopment. The <br />scheme is more similar to the original cancept encouraged by <br />. the staff. They had gone to the three story scheme in <br />response to their concerns about neighborhood opposition. <br />The tallest structures, however, are substantially further <br />away from the neighbors, and are more concentrated so that <br />the structures are not so long. <br />
