This
property has multi-family housing contiguous to the west,
and is shown in the Comprehensive Plan as high density,
multi-family housing. We suggested that rezoning this to
industrial would be difficult, and inappropriate.
We noted, however, that Williams Pipeline has 7.05 acres
available to the south of Old Highway 8, and another 12.5
acre parcel availab.e south of County Road C-2 and asterly
of 01d Highway 8.
4. Franke, 636-6400
Bill Franke, attorney, was in with Tic Nelsea from Jeff
Nielsen's company, along with Mike Fowler and John Blumen-
trip, both of Fowler Hanley Arhitectural Firm.
Ther were in to meet with the staff on March 3, tio review
revised plans for which the kaa,sic intention was to increase
the capacitv of th parking in the vicinity of the 120 room
proposed hotel at the northeast corner of the site. The
staff had previousl expressed concern abaut the inaderuacy
of parking in this area. They consequntly moved the
nartherly most structure further to the west, which results
in a much improved accss and parking rrangement. They now
have 772 parking spaces, of which 89 are in the underground
garage.
The square footage of the total development has bee
increased to 203,400 square feet, plus 120 motel room.
This results in a theoretical shortage of 68 cars, based on
the five spaces per thousand required for office structures.
'hus, he plan now has inctQased the building area (and
taxable potential), anc' slightly decreased the
are not concerned with Lhis, inasmuch as we havefound in
recent surveys in work we have done in the southwest
quadrant of Highway 100 and Highway 12 (in St. Louis Park)
that whre large concentrations of offices are present (as
in the case of Park Dale Center), the actual
required was found to be 3.5 s aces Parking
paxking for office space in thisp per thousand. The
er thousand, which is what is requiredinSbothrStmtLouis
Park and Golden Valley. Thus, we feel that the current
proposal will work, and constitute a more intensive
development in the overal. City's interest.
