I <br />noted that the college is a special use in the B-1 District, <br />and any such proposal would be processed under that <br />provision. However, I suggested that the amenities that <br />would be appropriate for a residence campus are simply not <br />available on this site. There is also a question whether or <br />not there would be adquate parking which would depend largely <br />on the density of the development if portions of the land are <br />used for residence purposes. <br />Mr. Bartolic was going to get additional information from the <br />College regarding the specifics of their proposal in terms of <br />numbers, future growth, present needs, student profile, etc. <br />In g�neral, I suggested that a residence campus at this <br />location appears not to be the best solution inasmuch as <br />there should be additional facilities besides sleeping rooms <br />and classrooms to create a good residence college campus. <br />6. Johnson, 378-0505 <br />Vince Johnson was in to inquire as to wh�ther or not the <br />development of a new tire recapping facility at 1743 West <br />County Road C might be considered appropriate. This is a <br />� building north of the St. Paul and Suburban Bus Company <br />terminal, and wa� recently proposed as a possible site for <br />Price Savers War�house Retail Store. I suggested that <br />investment of money to establish a tire recapping facility in <br />that location at this time might be untimely inasmuch as we <br />have recently had a proposal to redevelop the land for busi- <br />ness gurposes, which we feel will continue to occur over a <br />period of time in the corridor along County Road C between <br />Snellinc� and 35W. <br />I also noted the City's recent experience with an application <br />for tire recapping, suggesting concerns with respect to the <br />environmental quality in the immediate area due primarily to <br />the necessary air handling equipment. <br />7. Dunwell, 483-6701 <br />Tom Dunwell, architect, was in Tim Welsh, attorney for Steve <br />Saunders who proposes to build a new Kentuckgr Fried Chicken <br />shop north of the McDonald's site. Mr. Dunwell presented a <br />revised site plan including the existing development of the <br />McDonald's operation. <br />The plan appear�d quite workable, although Z suggested a <br />slight expansion to th� west to increase the parkinq capacity <br />�rom fif�y-two to approximately �ixty-c�n� �pac:�s. This <br />tended to inc�eas� the length and stack up facility for the <br />� drive-throu�gh lan�s. <br />Mr. Janisch had some questions r�garding utilities, drainage, <br />whether the building would be sprinklered, and the question <br />of sidewalks along Snelling Av�nue. <br />
