future circulation plans do not conflict. Staff will, however, require a final plan to be <br />submitted with the improvement permit and will require continued monitoring of the <br />approved circulation plan. <br />Outdoor storage of semi-trailers shall include a minimum of 80% of such trailers being <br />licensed and operational. Those semi-trailers that are not licensed and/or operational <br />shall be stored at the rear of the premises. Planning staff will work with the applicant on <br />a plan to address and monitor this condition. <br />And WHEREAS, the Roseville Planning Commission recommended the following <br />conditions be added to the CU approval for 2500 County Road C: <br />1. All semi-trailer storage/parking must be a minimum of 10 feet from a side or rear <br />property line. To satisfy the requirement a site specific striping plan must be submitted <br />for review and approval by the Planning Division. <br />2. The applicant shall work with the Planning Division on a final landscape/screening plan. <br />This plan must be submitted and approved by the Planning Division as a component of <br />the site improvement permit. Landscape/screening shall address both County Road C and <br />Walnut Street views, as well as the west and south property boundaries. <br />3. The applicant must submit a vehicle site circulation plan that is reviewed and approved <br />by the City. The site must be inspected at least once a year for compliance with the plan <br />and if found to be non-compliant, measures shall be taken to comply. <br />4. The property owner is allowed in the future to raze the existing Crown Iron dock facility <br />and replace the structure with additional semi-trailer storage/parking. <br />5. Any site improvements shall meet all other requirements of the Zoning Code, except <br />those that are approved via the variance process. <br />6. All semi-trucks or semi-trailers that are undergoing maintenance shall be located/siored at <br />the rear (west) of the site nearest the shop building. <br />7. The applicant must submit a plan that details where licensed and unlicensed trailers will <br />be stored and that no greater than 20% of the trailers will be unlicensed. The site must be <br />inspected at least once a year far compliance with the plan and if found to be non- <br />compliant, measures shall be taken to comply. <br />And WHEREAS, the Roseville City Council has determined the same regarding the <br />proposed motor freight terminal as a CoN��TioNaL UsE at 2500 County Road C; <br />NOW THEREFORE BE IT RESOLVED, by the Roseville City Council, to APPROVE <br />the proposed motor freight terminal as a CoND�T�oNAr. UsE at 2500 Country Road C in <br />accordance with Roseville City Code and subject to the following conditions: <br />1.
