Regular City Council Meeting
Monday,November 27, 2017
Page 11
Councilmember Willmus expressed appreciation for the comments of his col-
leagues; and stated his interest in Councilmember Etten's idea of officeibusiness
park-2, since these discussions city often fell into a situation of conditional uses
coming before the City Council and serving as a failsafe. Councilmember
Willmus opined that this frequently evolved into discussions that may not be ben-
eficial to the community, and sought to avoid them (e.g. asphalt plant as a condi-
tional use). Councilmember Willmus agreed with the idea of officeibusiness park
in general, with further consideration of the direction outlined by Councilmember
Etten for this area, and consideration of other areas throughout the community to
differentiate them.
As previously noted, Mayor Roe noted lighter industrial uses aspiring to of-
fice/business park; and if considering more industrial uses in office/business park-
2, sought clarification from his colleagues on what was desired for the area bound
by Cleveland Avenue, Oakcrest Avenue and County Road C.
Councilmember Willmus referenced Table 1006-1, stating that he was agreeable
with that area, but not for the Centre Pointe area.
Mayor Roe noted that Councilmember McGehee indicated she was not agreeable
with some of those uses in Table 1006-1 in close proximity to the Twin Lakes
Redevelopment Area.
At the request of Councilmember McGehee, Mayor Roe clarified that the sugges-
tion was for two separate designations: office/business park-1 or 2 near the Twin
lakes area.
Councilmember McGehee clarified that she was fine with warehousing use as a
conditional use in office/business park as long as it was enclosed within a build-
ing as the principle use; but preferred that contractor yards not be permitted, even
as conditional uses, nor including outdoor storage (e.g. fleet vehicles).
Mayor Roe further clarified that the City Council's proposal is for office/business
park to apply in other areas, but for officeibusiness park-2 for this area, and dif-
ferent than the Planning Commission's recommendation as presented by staff to-
night. Mayor Roe noted that one option would be to not have limited contractor
yards (not permitted) in business/office park designations.
At the request of Councilmember Laliberte, as proposed by Mayor Roe that "un-
limited" is not considered in the naming of the general contractor yard definition,
the consensus was confirmed that this was the suggestion.
Councilmember Etten stated that he supported not allowing the"unlimited" aspect
to address Councilmember McGehee's concern about what was adjacent to the
Twin Lakes area. However, Councilmember Etten stated that he was less con-
