With his <br /> suggestion for office/business park-2 designation, Councilmember Etten noted <br /> that it allowed those uses to continue in the peripheries of that zone and allow tra- <br /> ditional uses that served the community and area well, including business opera- <br /> tions that supported other uses. Councilmember Etten suggested revising Table <br /> 1006-1 to add a separate column for office/business park-2, with current uses as <br /> currently shown for office/business park except that outdoor storage and fleet ve- <br /> hicles would move to conditional, making outdoor storage and fleet vehicles not <br /> automatically permitted, requiring conditional use approval for both. <br /> Councilmember McGehee stated that she was happy to not have either permitted <br /> in light industrial designated areas. <br /> Mayor Roe opined that if the intent was to consider the two-pronged approach for <br /> office/business park designated areas, that consideration should return to the <br /> Planning Commission for their review and discussion, along with a formal public <br /> hearing; designating which actual areas for which designation, 1 or 2. <br /> As it related to outdoor storage, Mr. Paschke noted that in 2013, the City Council <br /> previously discussed this and a code amendment was created permitting where <br /> outdoor storage was or was not permitted, or where conditional approval was re- <br /> quired for consistency purposes with the activities actually happening in those ar- <br /> eas at that time. <br /> Discussion ensued regarding areas along the railroad tracks on either side of Oak- <br /> crest and County Road C; and consideration of an area within Fairview, Cleve- <br /> land and Oakcrest Avenues and County Road C, including properties on the south <br /> side as well. <br /> Councilmember Willmus reiterated that not allowing limited contractor yards in <br /> the Centre Pointe area was a significant issue for him; and agreed with not making <br /> a decision tonight. <br /> Mayor Roe clarified that there was no decision being made on the Centre Pointe <br /> PUD tonight with this requested action; as staff had previously been directed to <br /> return with a revised or new PUD for that area. <br /> Councilmember Willmus stated his understanding, but expressed concern that if <br /> this designation changed, other areas within the broader geographic scope would <br /> also change; and reiterated his interest in two separate and distinct office/business <br /> park designations. <br />
