Roseville Maintenance Facility Report <br />Efficiencies on Existing Site <br />102617.13 <br />Several factors have influenced the Public Work's decision to expand in place since 1957. The increase in <br />department needs has been accomplished through small additions and shifting of the Police Department <br />to City Hall. Many additions to the existing site represent a long-term investment in the building. <br />However, each addition adds complexity to the flow of vehicles and integration of departments. <br />Several efficiencies exist for the current site. Public Works and Parks & Recreation are able to share <br />parking with the Ice Arena and City Hall. The Public Works and Parks & Recreation are near other City <br />Departments. Cross departmental communication or collaboration can be addressed by simply crossing <br />the parking lot. The site is centrally located for all Roseville residents. It allows easy access for residents <br />to reach all city departments in one complex. <br />Simple Improvements <br />The simplest improvement to the existing building is to re -paint the parking stall lines of the Main <br />Vehicle Storage area. Schemes C and D depict drive-thru stalls that allow pick-ups with trailer <br />attachments to park without the extra step of unhooking the trailer. If two vehicles park together in <br />these stalls, one is always able to back up and drive-thru the other lane. <br />The 5'-0" Mezzanines presented in each option can be added to the Main Vehicle Storage area without <br />affecting the parking stall count. It is unlikely the existing exterior walls can hold the 5'-0" mezzanines. <br />They will require a series of columns to be a free-standing element next to the existing structure. <br />Column size and spacing would be further determined by a structural engineer if this option is pursued. <br />Extreme Alterations <br />Each Scheme presents greater changes to the existing site. Scheme C and D propose relocating Civic <br />Center Drive. Moving this western boundary increases the size of the site. Simply moving the road west <br />faces many challenges including: steep grades, existing utilities, accessibility, and parking spaces. The <br />driveways into Vehicle Storage are shorter, so the road must be raised to lessen the already steep slope. <br />The elevation change to the Ice Arena parking lot would require a nearly 12' retaining wall (including <br />footings).
