The primary role of the Commission is to review and make a recommendation on whether to accept land, cash or a combination. Requested Commission Action: To discuss and make a recommendation to accept land, cash or a combination to satisfy the Park Dedication requirements. b.2720 Fairview Avenue Included in your packet is a proposal for a 6.23 acre mixed use development at 2720 Fairview Avenue. The pro posal is to split the 6.23 acres into two to allow for a 40,000 sq. ft. medical office building on the 2.77-acre southern parcel and a fivestory, 127-unit apartment building on the 2.93-acre northern parcel. The pr oject qualifies for Park Dedication. The cash amount for the 127 additional units would be $508,000 ($4,000 per unit).The land amount would be 10% of the 2.77 acres or .27 acre. This area is located in constellation B. Included in your packet for guidance is a constellation map, a larger and smaller view of the site, copy of the Park Dedication Ordinance and documents from the Parks and Recreation System Master Plan on Parks and Open Space acquisition. The Parks and Recreation System Master Plan does not identify specific parcels in this area for acquisition.
