Al MASTER PLANNING APPROACH <br />BKV <br />G R O U P <br />_INVI 'ARK <br />KROODHILt DRIVE <br />MASTER PLAN - OPTION A.2 <br />• • 1 <br />v V <br />LL r <br />This options locates the new Maintenance Facility North of Woodhill Drive, positioned to allow for <br />multiple points of entry to the site, however site circulation is constrained due to the vehicle storage <br />building abutting Lexington Ave. The existing maintenance building is re -purposed and renovated <br />for the License Center and VFW. Remaining portions of the existing maintenance building are also <br />re -purposed for use as indoor storage for City Hall department vehicles, Police training space, and <br />Parks & Recreation - Dance Studio. <br />Key Attributes: <br />+ Re -use of existing facilities <br />+ City Hall visibility from Woodhill Drive <br />+ Vehicle Service function allows drive through to exterior, without going through vehicle storage <br />- Maintenance borders residential area, with noisier functions adjacent to single-family residential <br />- Maintenance faces Lexington Ave with fewer opportunities to manage public appearance <br />- Limited additional green space added to campus <br />Phasing Notes: <br />• Retain License Center and Maintenance Facility buildings <br />• Build new Maintenance Center structures to eliminate the need for off -site storage <br />• Phase facilities and growth in portions over time <br />Maintenance Facility and Site Diflerentiators: <br />• Vehicle Service area is separate from Offices, reducing potential for unwanted foot traffic in <br />active service area <br />• More defined public/staff parking area, with separation from operational traffic flows <br />• Vehicle Service area has NW exposure, which is not ideal for temperature control in either <br />winter or summer, with frequent door usage <br />ROSEVILLE CIVIC CAMPUS MASTER PLAN STUDY 7BKV GROUP I OERTEL ARCHITECTS 24 <br />
