A coffee shop or café is <br />15 defined as a fast food restaurant under the Roseville Zoning <br />16 Code and in the MU-2B zoning district, fast-food restaurants <br />17 and drive-throughs require an approved conditional use that <br />18 complies with the requirements found in §1009.02.C and <br />19§1009.02.D.12. <br />20 Planning Division staff have included a number of development <br />21 documents, mostly for reference purposes. The site plan, <br />22 landscape plan, and building elevations are germane to the <br />23 drive-through discussion as it details access, vehicle site <br />24 circulation, drive-through stacking, screening, and canopies. <br />25 Per Public Works Department’s policy and as a component of the proposed redevelopment and <br />26 related drive-through facility, a traffic study (Attachment D) was conducted to review existing <br />27 operations, evaluate potential traffic impacts of the proposed redevelopment, review site access <br />28 considerations, and recommend improvements to ensure safe and efficient operations. <br />PF22-009_RPCA_Starbucks_CU_100522 <br />Page 1 of 5 <br /> <br />
