RCA Attachment A <br />442 C. Launching ramp facilities, including a small dock for loading and unloading <br />443 equipment, may be provided for use by occupants of dwelling units. <br />444 D. A legal instrument must be developed that: <br />445 a.Specifies which tenants and/or lot owners have authority to use the facilities; <br />446 b. Identifies what activities are allowed. The activities may include watercraft <br />447 launching, loading, storage, beaching, mooring, docking, swimming, sunbathing, <br />448 or picnicking; <br />449 c. Limits the total number of vehicles allowed to be parked in any parking area <br />450 specifically dedicated to the centralized facilities and the total number of <br />451 watercraft allowed to be continuously moored, docked, or stored over water; <br />452 d. Requires centralization of all common facilities and activities in the most suitable <br />453 locations on the lot to minimize topographic and vegetation alterations; and <br />454 e. Requires all parking areas, storage buildings, and other facilities to be screened <br />455 by vegetation or topography as much as practical from view from the public <br />456 water, assuming summer, leaf-on conditions. <br />457 E. Accessory structures and facilities, except water oriented accessory structures, must <br />458 meet the required structure setback and must be centralized. <br />459 F. Water-oriented accessory structures and facilities may be allowed if they meet or <br />460 exceed design standards contained in Section 1012.03.G.3 of this ordinance and are <br />461 centralized. <br />462 b. Subdivisions of two-family (duplexes), three-family (triplexes), and four-family (quads) are <br />463 conditional uses on Natural Environment Lakes and must also meet the following standards: <br />464 i. Each building must be set back at least 200 feet from the ordinary high water level; <br />465 ii. Watercraft docking facilities for each lot must be centralized in one location and serve all <br />466 dwelling units in the building; and <br />467 iii. No more than 25 percent of a lakeÓs shoreline can be in duplex, triplex, or quad <br />468 developments. <br />469 c. An accessory dwelling unit may be allowed as long as the standards of Section 1011.12.B.1 <br />470 and i and ii below are met: <br />471 i. The minimum lot size for a detached ADU must meet the two-family (duplex) standard <br />472 for the lake type. <br />473 ii. A detached ADU must be located or designed to reduce its visibility as viewed from <br />474 public waters and adjacent shorelands by vegetation, topography, increased setbacks or <br />475 color, assuming summer leaf- on conditions. <br />476 d.
