RCA Attachment A <br />478 i. The lot must meet the area and width requirements for residential lots, and be suitable for <br />479 the intended uses of controlled access lots as provided in subsection iv below; <br />480 ii. If docking, mooring, or over-water storage of more than six (6) watercraft is to be <br />481 allowed at a controlled access lot, then the width of the lot (keeping the same lot depth) <br />482 must be increased by a percentage of the requirements for riparian residential lots for <br />483 each watercraft beyond six, consistent with the following table: <br />Ratio of lake size to Required percent <br />shore length (acres/mile) increase in frontage <br />Less than 100 25% <br />100 Î 200 20% <br />201 Î 300 15% <br />301 Î 400 10% <br />Greater than 400 5% <br />484 iii. The lot must be jointly owned by all purchasers of lots in the subdivision or by all <br />485 purchasers of non-riparian lots in the subdivision who are provided riparian access rights <br />486 on the access lot; and <br />487 iv. Covenants or other equally effective legal instruments must be developed that: <br />488 A. Specify which lot owners have authority to use the access lot; <br />489 B. Identify what activities are allowed. The activities may include watercraft launching, <br />490 loading, storage, beaching, mooring, docking, swimming, sunbathing, or picnicking; <br />491 C. Limit the total number of vehicles allowed to be parked and the total number of <br />492 watercraft allowed to be continuously moored, docked, or stored over water; <br />493 D. Require centralization of all common facilities and activities in the most suitable <br />494 locations on the lot to minimize topographic and vegetation alterations; and <br />495 E. Require all parking areas, storage buildings, and other facilities to be screened by <br />496 vegetation or topography as much as practical from view from the public water, <br />497 assuming summer, leaf-on conditions. <br />498 5. Placement, Height, and Design of Structures <br />499 a. OHWL Setback for Structures. When more than one setback applies to a site, structures and <br />500 facilities must be located to meet all setbacks, and comply with the following OHWL setback <br />501 provisions. <br />502 i. General Development Lake Î 50 feet <br />503 ii. Natural Environment Lake Î 150 feet <br />504 iii. OHWL Setbacks. Structures and impervious surfaces must meet setbacks from the <br />505 Ordinary High Water Level (OHWL), except that one water-oriented accessory structure <br />506 or facility, designed in accordance with Section 1012.03.G.3 of this ordinance, may be set <br />507 back a minimum distance of ten (10) feet from the OHWL. <br />508 iv. Setback averaging. Where structures exist on the adjoining lots on both sides of a <br />509 proposed building site, structure setbacks may be altered without a variance to conform to <br />Page 17 of 32 <br /> <br />
