The wetland present at 2395 County Road C2 is delineated and the property owner/applicant <br />69 meet RCWD’s requirements to replace any permissible wetland loss either onsite or offsite <br />70 through credits. <br />71 e. The improvements meet all applicable requirements of, §1011.03.B, Buffer Area Screening, <br />72 §1011.03.C, Parking Lot Landscaping, §1011.04, Tree Preservation and Restoration in all <br />73 Districts, to the satisfaction of the City Planner, prior to submittal of a building permit. <br />74 f. The site plan is modified such that the employee parking includes a minimum 15-foot setback <br />75 from the property line between 2395 and 2373 County Road C2, or the property owner shall <br />76 legally combine into a single lot negating the need to meet the side yard setback requirement. <br />77 g. The total number of parking spaces shall not exceed 220, with no parking stalls being directed <br />78 towards the residential property to the west. <br />79 h.The minimum parking lot setback from the north and west property lines shall be 40 feet. <br />80 A LTERNATIVE A CTIONS <br />81 a. Pass a motion to table the item for future action. An action to table must be tied to the need of <br />82 clarity, analysis and/or information necessary to make a recommendation on the request. <br />83 Tabling beyond March 27, 2023, would require extension of the 60-day action deadline <br />84 established in Minn. Stats. 15.99. <br />85 b. Pass a motion denying the proposal.
