MEETING NOTES REGARDING <br />CONCORDIA SCHOOL SITE <br />TUESDAY, APRIL Ili 1989 <br />On April 11, 1989, <br />an informal meeting, called by Planning <br />Commission Chairman Pat Johnson, was held to allow discussion of <br />future land use �of the Concordia School site at County Road B-2 <br />and Dale Street. <br />The following were in attendance: <br />Eight residents from the B-2/Dale Neighborhood Association <br />_ __._,.....,. n-i-% Mai -envy _ Al Kehr, and Mayor Frank Rog <br />Planning Commission members Maschka, Goedeke, Stokes, and <br />Johnson <br />Rick Jopke from City staff. <br />Councilman Matson stated he was concerned about the recent <br />tsuemortl <br />of single family dwellings in the city, and that he w pp <br />new single family growth. He also stated he felt the zoning <br />should remain R-1, Single Family Residential, and this site could <br />be one of the last opportunities for single family residential <br />growth in the community. <br />John Rhody, from the Neighborhood Association, stated if the <br />total site .was divided into quarter acre lots, it would resng lt. in0 <br />112 new single family lots. Rhody suggested <br />per lot for improvements, and based on a total landecost of $3.6 <br />which <br />million, lots would have to sell for about 45, <br />appeared to be reasonable. <br />Discussion followed during which it was suggested that it would <br />not be possible to get 112 lots, because ldication which would <br />and area would have to <br />be subtracted for streets and park land de <br />drive the cost per lot up too high. <br />Rhody informed the Commission that, in his conversations with <br />representatives of Concordia Academy, <br />it was clear to him $3.6 <br />million is the price the school needs to receive, and if it can't <br />get it the school will, in all likelihood, remain on the site. <br />Maschka said in his opinion, there needs to be an innovative <br />solution to the future land use on the site which will include a <br />combination of housing types, including zero lot line houses. <br />Goedeke stated there are people interested in zero lot line <br />houses. <br />Rhody said the existing neighborhood is nice and wellew maintained, <br />and the neighborhood wants to be assured <br />will also be well maintained. <br />
