Provide supportive open space, parking, pathways and park <br />development to serve the proposed elderly housing facility. <br />Redevelopment Project Proposals and Public Facilities <br />Redevelopment within the Development District must be financially <br />feasible, marketable and be compatible with longer range City <br />development plans. The following recommendations represent the <br />options that satisfy the development for the Project area in the <br />initial state while taking advantage of opportunities which are <br />currently available. <br />Assist in the soil correction of land for the elderly housing <br />development. <br />Relocation of a drainage ditch to city -dedicated parkland. <br />Construction of a public walkway to complement the <br />development. <br />Open Space to be Created <br />In addition to the provisions of Chapter 472A.02, Subdivision 6, some <br />open space will be created for the purpose of enhancing the elderly <br />housing development mid providing circulation of pedestrian traffic, <br />special landscaping of residential and public property, and creation of <br />recreational facilities including parks and walkways. The open space <br />will be aimed at the improvement of the quality of life, quality of <br />transportation and the physical facilities. <br />Environmental Controls <br />The proposed redevelopment projects in the Development District do <br />not present any permanent environmental problems. All municipal <br />actions, public improvements, and private development shall be <br />carried out in a manner that will enhance, rather than detract from <br />the natural environment. All necessary environmental permits and <br />clearances will be obtained. <br />Proposed Reuse of Property <br />a. Current I tnd Use <br />The current land uses In the development district Include <br />vacant and residential. Although the district Is virtually <br />undeveloped, what little development has occurred on the site <br />Is concentrated in the eastern portion of the district. This <br />development consists of a non -homesteaded single family <br />house. The current comprehensive plan identifies the zoning <br />for this site as RMI a multifamily residence district. The <br />proposed elderly housing Is consistent with this zoning <br />classification. <br />K3 <br />
