Page 2
David P. Drown
September 3, 1985
5. The subdivision should be named, lots labeled with block numbers, and
the rear portion of the property labeled "Outlot A". It is the intent to
consider the Outlot A property unbuildable until further platting actions
take place. This will preserve access to the rear of the subdivision by
prohibiting development over the small street frontage at the southwest
corner of the plat.
6. Proposed lot "A" will remain with a garage as the only structure. This
violates the zoning ordinance which allows a garage only as accessory use
to a single family house. Commission may wish to require removal of
garage prior to filing plat, removal within a specified period of time, or
allowed to remain within a specified period of time if the intent is to
use the garage as a new structure proposed.
As Mr. Dahlgren indicated in his report, the preliminary plat information can
be considered sufficient if the applicant petitions the City for necessary
public improvements. Otherwise, additional engineering details should be
resolved prior to approval.
DPD.jaf
