Page 2 <br />David P. Drown <br />September 3, 1985 <br />5. The subdivision should be named, lots labeled with block numbers, and <br />the rear portion of the property labeled "Outlot A". It is the intent to <br />consider the Outlot A property unbuildable until further platting actions <br />take place. This will preserve access to the rear of the subdivision by <br />prohibiting development over the small street frontage at the southwest <br />corner of the plat. <br />6. Proposed lot "A" will remain with a garage as the only structure. This <br />violates the zoning ordinance which allows a garage only as accessory use <br />to a single family house. Commission may wish to require removal of <br />garage prior to filing plat, removal within a specified period of time, or <br />allowed to remain within a specified period of time if the intent is to <br />use the garage as a new structure proposed. <br />As Mr. Dahlgren indicated in his report, the preliminary plat information can <br />be considered sufficient if the applicant petitions the City for necessary <br />public improvements. Otherwise, additional engineering details should be <br />resolved prior to approval. <br />DPD.jaf <br />
